Staging your Home: An Essential Step in the Selling Process

Staging is an important step in the home selling process. Staging your home means setting your home up in a way that appeals to potential buyers. Presenting your home in a clean and organized manner is essential, but you can go above and beyond to appeal to the buyer to net better results.

Staging can become a lengthy and worthwhile process and there are many different approaches to consider including:

1)   Tweaking your attitude. Selling your home is an emotional experience, especially if you’ve lived there for many years and have created lasting memories. While going through the selling process, think of your home as an investment and this way you’ll be more open to making small changes prior to selling. Remember the features of your home that originally attached you to it and highlight them.

2)   Removing clutter. Place all of your trinkets, photo frames, and meaningful items in to storage. By removing these items, you are turning the focus onto each room and its potential for the buyer. A buyer wants to envision themselves living in their new, spacious house, not living in your home, and this is difficult to do when its too personalized.

3)   Enhancing curb appeal. While you may not want to undertake a landscaping project, at least ensure your lawn look attractive and welcoming. Mow the lawn, sweep or shovel the walkway and porch, clear away all garbage or recycling bins, and add flowers if the season permits.

4)   Just fixing it! Chipped paint, wonky closet doors, a running faucet; you may not want to fix them but neither will your buyer. If it’s not a simple fix, have a handy friend help you out or hire a professional to fix all of the little things outstanding.

5)   Letting the light in. Open up blinds and curtains and bring the outdoors in; a bright house is a happy house! If showing on a gloomy day, turn on table and floor lamps to brighten everything up and make sure to wash windows.

Staging your home will take time but your hard work will pay off when the buyers feel excited about making your home… their home.
