Neighbourhood & Question of the Week

Neighbourhood of the Week

  Ace of Sales

Anyone who lives in Mississauga knows about all of the construction that is taking place around Square One and City Hall. With PCL building Mississauga Square, and with all of the new condos appearing around the mall, this area is going to be something the mayor can brag about. The subject I have been speaking about in my blogs over the last year is the new Sheridan business college going up. This will bring in many students to Mississauga. The students will need residences. The demand on housing will go up and therefore the price of everything around the school will jump when the school opens.
There are many new condos like Limelight in construction and the new existing condos that just were built.

The rental rates have not jumped up as of yet, but once the demand increases, the prices will as well. That is why I have picked the Square One area as this weeks Neighbourhood. If you would like to see anything that is selling in the area, please call me.

Question of the week?

Ace of Sales

There is a big debate that the Canadian Housing market is going to crash soon. What do you think?

Last Weeks Q & A

With the impending bidding wars coming, do you think it is necessary to omit a home inspection clause in your Agreement of Purchase? Are you comfortable waiving that option?

Let's face it, when you get into a bidding war and your clients are crazy about a house, sometimes you must waive the clause to make your offer more attractive.

I don't feel comfortable, there are some unforeseen problems with the house that an agent cannot see or does not have the experience to see.

When I started selling houses there was no such thing as a home inspection. WE did it ourselves. Lawsuits created that market. It is great to have a professional do the home inspection, but that used to be the job of an agent. Most agents should know what to look for anyway.
