Real estate expert and educator Don Campbell offers up these fall home buying tips so you don't act in haste and repent in leisure - like in a leaky basement or in the wrong neighbourhood.
Make sure you can complete a full and detailed inspection of the property and its surroundings, stresses Campbell, a real estate educator, investor and researcher at donrcampbell.com.Check drainage, roof condition, exterior condition as well as potential for leaky basements. In cold weather, many of these issues are hidden from view. "Water is your enemy when it comes to buying homes. Every house you buy, you must have a professional inspection completed -don't skip this step especially in the fall and winter."
* If you identified a property for sale that appealed to you in the spring and summer and it is no longer listed for sale, find out if it sold or if the listing just expired, says Campbell. "If it expired, often times the owner still wants to buy, but is going to wait again until spring. A strategic buyer would approach the owner in the fall/winter when no one else is."
