What Sold In North Okanagan Real Estate Nov. 29 edition

Here is our synopsis  of the real estate sales activity in North Okanagan  from November 23rd to 29th, 2009. This report covers cities and rural areas in Vernon, Armstrong, Enderby, Lumby and Falkland BC.

Lots and Acreages for sale:

Two pieces of property for sale were sold in the North Okanagan last week - both were building lots in the Foothills neighbourhood of Vernon BC.

These buliding lots were listed for $190,000 and $209,000 and sold for $180,000 and $200,000 respectively. The higher priced lot was .43 of an acre while the lesser was .23 of an acre. The average for days on the market in these sales was 217 days. The sellers obtained an average of 95.2% of the surrent list price on these lots. 

Manufactured Homes for sale:

There were no manufactured (mobile) homes sold during the week in the North Okanagan.

Single Family Residential Homes for sale:

13 homes  listed for sale in Vernon BC and the surrounding North Okanagan communities moved from for sale to sold status.

These homes were on the market an average of 161 days and sold for median sales price of $362,500 on a median list price of $380,000. Listing prices for the homes that sold ranged from $235,000 to $1,798,000 and the corresponding sale prices ranged from $240,100 to $1,600,000.

One seller obtained more than 100%  of their list price in the single family home for sale market. This property was a foreclosure listing in Armstrong BC. It sold for 102.2% of asking price after 34 days on the market.On average sellers accepted 96% of the current listed price with the lowest accepted price reflecting 89% . Four of the properties sold for less than $300,000. In the Over $500,000. segment of the North Okanagan real estate market - 5  properties sold. These homes were located in Coldstream, Armstrong and Okanagan Landing. One property over $1,000,000. sold. It was a 48 acre ranch in Armstrong.

In the sector of Vernon BC and North Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 3 properties moved from for sale to sold status during this week. These properties had current listings that averaged 141 days in length. The middle or median list price was $209,900 and the median sale price was $200,000. Days on the market ranged from 55 to 265.

On average - sellers accepted 95.6% of the current list price for strata homes. The amounts accepted ranged from 95.3% to 96.1% of the last listed price. List prices ranged from $159,900 to $259,000 with sales of from $152,500 to $220,000.
