Pros and Cons to Open Layouts

So many floor plans in the past 10+ years have been open concept, where now days we are seeing more closed floor plans again along with formal dining rooms! ?Why? and what are some advantages and disadvantages?!?

What is an open concept layout? 

Open plan is the generic term used in architectural and interior design for any floor plan which makes use of large, open spaces and minimizes the use of small, enclosed rooms such as private offices.

Open floor plans work great in small spaces, with strategically placed furniture you can make the space appear twice as large and still have it serve the need you want it to!

What is a closed concept layout?


A "Closed" floor plan, could be defined as each room divided by interior walls, the room does not necessarily have a door but has three walls separating it from the remaining living space. 

Advantages to Open Layout

1. When entertaining, the cook can still socialize and be in on the "action" rather than being stuck in the kitchen preparing food! 

2. A BIG one is keeping an eye on the kids! I know for myself with a little one running wild, it sure would be nice to have an eye on Jack while I am getting lunch or supper prepared! Growing up, my sister always used to pretend I was hitting her (to get me in trouble) we would be in the living room, mom in the kitchen and you guessed it... I always got in trouble! 

3. If you have a great view from the living room window, you now also have a great view from the kitchen! Increased natural light is another major bonus... not just the view! 

Advantages to Closed Floor Plans

1. When entertaining, no need to clean the mess from cooking, just close the door behind you and go visit and clean up once the guests have left!

2. Privacy, each member of the family can have their own space to retreat to, this is very nice if you have an older and a younger child and the older child wants to have some down time from go-fish! 

3. More wall space for artwork and family photos! We are currently renting while we save to build and by golly, I LOVE the family photos, especially now that we have a little cherub of our own! I have also acquired a fair bit of artwork over the years and love to have it on display! 


Formal Dining Rooms

As far as formal dining rooms, when viewing floor plans, you see more and more of them... but whether or not the home owner uses the space for just that is a burning question! Do you use your dining room as a dining room or has the room become re-purposed?? 

Personally, I drool over the idea of hosting a Christmas feast in a formal dining room, decked out with decorations, and large enough to house my 16 immediate family members! But is this a room that would only be used for that occasion... once every other year?! Probably, so I suppose on my list, a nice dining area that could accommodate our small but growing family of three or  plenty of bodies,  for the days when we are entertaining (Another great reason for the open layout!)! ;) 

If you are either buying or building, there are plenty of things to consider when choosing the plan that best suits your family! Take the time to do your research and I am certain you will find the happiness in a home layout that you are looking for!
