Why do some homes sell quicker than others? There are many factors, including price, location, time of year, condition of the property and personal interests. More often than not though, it has to do with the impression that your home leaves with potential buyers. As we are heading into spring-time here in Saskatoon, this is usually when the Real Estate market is hot and buyers are looking for houses! Here are some helpful hints to help put your home ahead of the rest and leave a lasting impression:

First, pick a date that you want to have your home on the market that is prior to the date that the “For Sale” sign goes up. Preparing your home for potential buyers to come through takes time, and delays happen.

Have a professional REALTOR® come into your home and give you some advice on what upgrades would be most beneficial to complete on your home. Certain upgrades will give you no return on your investment, while others will give you a great return!

Your home's first impression starts from the outside so make sure you spring-clean the exterior of your house too! Clean up your siding, the yard, driveway and windows! Give the flowerbeds a revamp with new life and colourful flowers, and ensure that your eaves and downspouts are in good shape and clean.

On the inside, concentrate first on de-cluttering. Remove excess furniture, trinkets and photographs. Be sure that all hinges and locks are freshly oiled so there is no fighting to open any doors or cabinets. As bathrooms and kitchens are often the most important rooms to prospective buyers, ensure that they shine! Be sure that all of your light bulbs are working and faucets are leak-free. Empty out or organize overcrowded garages, closets and storage spaces.

Also consider re-arranging your furniture to accommodate a more open concept that makes it easy to flow between rooms.

To those who have pets, be sure to empty out litter boxes daily while showing, as well as placing pet food in airtight containers and keeping baskets and kennels clean.

The biggest things to remember is that first impressions are often your last impression to prospective buyers so make sure yours is a good one!
