The final walk-through is an important part of the home buying process. It ensures that you are receiving the home in the condition agreed upon when you made your offer.
Most people don’t realize there is actually quite a lot to keep track of during a walk-through and just walk in and out without really inspecting the details.
Here are a few things to keep in mind for Walk-Through Day:
Walk-Though in Advance
Avoid doing the final walk-though the day of closing. When you made your offer it’s possible you negotiated having something updated or repaired. If you put off your walk-through, there could be repair issues that there is now no time to fix.
As well, be on the lookout for things that have been left behind. Sometimes things have just been forgotten; other times, Sellers may leave behind possessions intentionally – useful things they assume you want (but actually don’t), or things they think they can get away with. Waiting until the last minute to walk-thorough makes accountability of disposal for these items difficult to assign.
Bring along your phone charger on walk-throughs and check it in every single outlet. It may seem like overkill, and something easy to fix once you move in, but it should not be your responsibility to ensure the outlets are functioning.
A walk-through isn’t just about making sure the home is in working order, it’s also about getting yourself ready. Often a Buyer makes an offer after a viewing where there is furniture and decorations. It looks like a home, not just a roof. Arriving and finding the place empty (as it should be) can be emotionally difficult for some and the reality of the move sets in.
