We are G & H Carroll Holdings Inc. We have been doing Property Management for 5 years now and manage properties for various clients in other provinces. We manage 25 units of our own properties and another 160 units for our clients.
We are a small family business consisting of George Carroll, who sells real estate for Century 21 River Valley Realty, Heather Carroll who does all the paperwork for the real estate including the website ( www.century 21.ca/george.carroll) and all property management billing. Shawn our son is the property manager and deals with the daily running around for the buildings and the rental of apartments. He also fills out leases and evictions when necessary. Shawn also does whatever small jobs possible so as to limit expenses for the owner. Shawn works for 20.00 an hour doing these jobs whereas if you paid for a contractor you would be paying a whole lot more. When we do have to call in a contractor we have a electrician and a plumber at reasonable rates. We also plow parking lots in the winter and have undercut most other company prices.
We charge 8% for our property management with another 3% for rental of properties. We give our clients who deal with George for all their real estate transactions a bargain at 6% for property management and 3% for rental of properties.
We property manage the properties at 12 Scott avenue and 14 Scott Avenue and 4 Arena Lane. We have cleaned these properties up and have got rid of all the drugs and have good solid citizens living in them. We also property manage the Medical arts building in the city. We have policies to ensure that the landlord always gets his rent on time or replaced with tenant that will pay on time. We have increased the rents to reflect the going rate and the expenses in the area. We charge a full month rent for damage deposit and place it with the Rentalsman. If any damages are incurred from the tenant then we put in the claim to recover the expense of fixing these damages for the landlord. We take in all considerations of the landlord.
