Residential Activity - January to May 2016

According to the Centris® statistics for May 2016, there were 1,697 residential sales recorded in Montreal, a decrease of 1% in comparison with May 2015.  A total of 7,536 sales were recorded from January to May 2016, however, showing an increase of 6% over January to May 2015.  There were 13,287 active listings for the month, a decrease of 10% compared to the same period a year ago.

Here in the East End (a territory covering Montreal North, Rivière-des-Prairies, Pointe-aux-Trembles and Montreal East), total sales were up by 6% in the first quarter of 2016, and up by 10% over the last twelve months.  New listings, however, were down by 3% in the first quarter, and down by 2% over the last twelve months.  Sales volume (in thousands $) is up 6% in the first quarter, and up 11% over the past twelve months.

Looking at a breakdown of property types, sales were up by 7% for single-family dwellings, down by 5% for co-properties, and up by 23% for plexes of two to 5 units, in the first quarter of 2016.

In our neighbouring territory of Anjou and Saint-Léonard, total sales were down by 3% in the first quarter of 2016, but up by 10% in the last twelve months.  New listings were down by 7% in the first quarter, and down by 5% over the last twelve months.  Sales volume (in thousands $) is down by 12% in the first quarter, but up by 6% over the last twelve months.

Looking at property types for Anjou and Saint-Léonard, sales were down by 38% for single-family dwellings, up by 20% for co-properties and up by 7% for plexes.
