Why Are Closets so Important for Buyers?

When it comes to selling homes, even during this busy time of year, closets bring the bids. It’s not just about being tidy and keeping things out of the way – it goes all the way down to the core of our psyche as human beings. Think of closets as a time capsule, a window into the life of a person; outfits, hobbies, everything that makes a person a person ends up in a closet. If people were find with just hanging racks everywhere they would do that, but there’s just something about a closet that makes us happy.

Closets Have Always Been Important

Closets have always been important, but many developers have been overlooking closet space for decades. It was a big thing in the 80s and 90s to have plenty of closet space; I once remember someone showing me a place with a large closet a decade ago, mentioning that “Half of Japan lives in a room much smaller.” While kitchens and bathrooms are important, if you have no closets you’re going to draw a lot less than others would in the same neighbourhood that have them.

Size Matters when it Comes to Closets

When it comes to closets, size matters. The higher and higher you climb the rungs of luxury Oakville real estate the bigger your closets will get (of course!), but the average sized closet is 3x5 feet (think your average closet with a few shelves), while a walk in will be around 4x6 or 5x8, or the size of a nice little rug.

The problem when it comes to closets isn’t exactly closets that are too big or too small, but just right and in the right place. You don’t want to end up with a huge closet in the bathroom and a tiny closet in the bedroom, but you do need to know that their usefulness and utility won’t end up messing with the flow of the floor plan or creating awkward angles. The last thing you want with your luxury home is wasted space.

Removing Closets is Always a Bad Idea

Over the last ten years there’s been a trend, especially in cities where real estate’s at a premium, of people removing permanent closets and installing wardrobes for a more open floor plan. Even if the wardrobes accommodate more than the tiny closets ever would, buyers will still be drawn to the permanence of the closet.

Choosing a Home by Closet Size

The average condo in the GTA (in a building that was recently renovated or built in the last decade) will have around 5 closets, 1-2 of which will be a full size walk-in. But as you go up and up in price, you’ll find luxury closet makers out of Italy like Poli-form and local high end builders – and these closets don’t come cheap! Whatever home you settle on, you’ll want to make sure that you have plenty of closet space. If you’re selling a home, you’ll want to make sure you’re offering plenty of closet space.
