Helping Seniors Be Independent

Ontario’s Healthy Homes Renovation Tax Credit is a permanent, refundable personal income tax credit for seniors (65 years and older) and family members who live with them.  It is focused on helping improve the accessibility and safety of seniors’ homes so that they can maintain independence and possibly stay comfortably in their homes longer. All seniors regardless of their income are eligible for the tax credit.

Seniors that qualify can claim up to $10,000 worth of eligible home improvements on your tax return. A list of eligible expenses have been identified by the Ontario Government.  The amount of money credited is calculated at 15 percent of the permitted expenses being claimed.  Here’s an example of how it works.  A senior claims the full $10,000 amount for permitted expenses.  The senior can get back $1500 (15% of $10,000) from the Ontario Government. Remember to keep all your receipts when making the claim.

Seniors that want to stay in their homes should look around their homes and make a list of what safety or accessibility upgrades are needed.  Consider upgrades inside and outside of the home.

Here are some examples of what could be considered when improving accessibility and safety inside the home:

Safety, senior citizens, home

  • Grab bars
  • Hand rails
  • Non-slip flooring
  • Stairs chairlift
  • Hand-held shower head
  • Walk-in bathtub
  • Reachable and/or motion activated lighting
  • Widened room entrances, lowered counter-tops and cabinetry 


Improving accessibility and safety outside the home:

  • Accessibility ramp                                                                                     

  • Adapted door locks
  • Motion activated lighting
  • Widened doorways                                              

It is important for seniors and their families to check the eligible expenses list for the tax credit before starting any home improvements to not have any unforeseen issues when planning the project and applying for the tax credit.
