If you’re planning on putting your house on the market this summer—and your hoping to have it sold by the end of the summer—the clock is ticking. Even before you meet with a real estate agent, you need to get your house, and yourself, ready to capitalize on the summer selling season! Here are some essential steps to take now in order to make your home ready to go on the market:
- Tackle the obvious repairs: if you’re planning to list your home at the beginning of the summer, you now have 30 to 45 days to tackle the necessary and obvious repairs. By doing these repairs, it’ll prevent potential buyers from being distracted as they tour your home. Instead of making a mental list of everything that needs to be fixed, potential buyers will be able to focus on your home’s positive qualities. You’ll also save money and time later by avoiding negotiations over repairs. And doing the repairs yourself, ahead of time will save you from paying the bill for the estimated, and inflated, costs of repairs.
- Remove your clutter and junk: clutter affects equity and kills deals when you are trying to sell your home. It’s time to declutter, freeing up more visual space in your home. Look at each item in your house, and decide whether to save it, store it, or throw it away. The concept that ‘less is more’ is what makes a home sellable. Once you’ve gotten rid of what you’re not using, edit and organize the rest. Living space is a precious commodity, and a little extra breathing room, along with a sense of expansiveness, makes your home feel luxurious, calming, and uplifting. Potential buyers will be drawn to, and pay more for, a home that feels bigger.
- Depersonalize your home: it’s time to take down your collectables, family heirlooms, and other personal mementos. Not that those treasures aren’t special, but they won’t help in selling your home. When it comes to selling, you want to present potential buyers with a blank slate that allows potential buyers to visualize themselves in the home.
- Remove anything polarizing: when clearing out the house, remove any controversial elements—which means anything that is considered to be religious or political. Many people have strong emotional reactions to these types of items. Don’t give potential buyers a chance to prejudge your home because of your political or religious beliefs.
- Pump up the curb appeal: first impressions are everything, and a pretty façade will get buyers in the front door and interested in putting a offer on your home. Right now, you can get a jump on your curb appeal by taking advantage of the spring growing season. This is the time to plant grass and plants. Don’t forget to trim up the trees and bushes. By sale day, your curb appeal will be in full bloom and ready for the stream of potential buyers. Remember, you never get a second chance to make a first impression. That’s why curb appeal is critical.
- Get a reality check: we all have an idea of what our houses are worth. An educated seller has someone come in and give them an estimate on their home. By doing this, it will give you an estimated value of your home. It will also assist you when you’re ready to meet with a real estate agent who will give you an even more accurate and detailed price of your home. Your real estate agent will also show you what other homes in your area have recently sold for—this is helpful for getting to know the competition. To be extra thorough, explore similar homes in your neighbourhood.
