Preparing your home for a Sale

You have decided to Sell your house. Just as it is when you are buying a home, you need to be comfortable with your chosen Realtor. Again you will be working together to get top dollar for your property.

Your Realtor has started the process of gathering all of the necessary information for the sale of your house and has a marketing plan in place. (there is a lot more to it than just that but you get the idea.) Now what can you do to make sure that your home is at the top of the Buyer's list ? Clean, declutter, Clean, declutter....        I can't stress these two things enough. I do have a list of suggestions and ideas to help your home"s selling appeal. Most of it seems to be common sense but as a Realtor who has worked with countless Buyers I can tell you that even the simplest attention to detail can make all the difference in selling your home.

Stand across the street and take a good look at your property. Could the trees/bushes use a trim or maybe the grass edging? Should the driveway be sprayed or swept? Are the bikes and recycle bins put away?          Replacing the mailbox,house numbers,outside light fixture and cleaning the windows can really freshen up the outside of an older home. Clean or paint the front door. Remember, you can only make one first impression.

On the inside you will want to box up anything that isn't in use, including seasonal clothing. Buyers will look in storage areas. Extra dishes, towels, toys etc. should be removed from the closets and cupboards. Extra furniture can make a space look cramped, it too can be moved out and stored elsewhere. If you have pets be sure to put away their dishes before a showing and please don't forget the backyard. Touch up paint in all rooms and repaint if needed. 

The kitchen and bathroom are the most examined rooms in the house so keep them shinning. Check the caulking around the sinks and tub. Also clean all fixtures including the fans and light fixtures.

Spending a few hours organizing and beatifying you home can go a long way toward a quick sale at top dollar. These are just a few ideas to get you started. It may seem like extra work on your part but you are planning on moving when the SOLD sign goes up so think of this process as starting to pack and make your move easier!
