Home Staging: Getting Your Home Ready to Sell!

Your moving. It's time to pack up and move out but before you do, you must open the doors of your home and welcome in a parade of prospective buyers.  Once you've made the decision to move, you need to become emotionally detached and focus on the fact that your home now needs to become a house, a product for the market. First impressions are lasting and PRESENTATION is EVERYTHING! Before your home goes on the market it needs to look its best. Here are a few tips to help you stage your home for a quick sale!

Getting Your House in Shape

Curb Appeal: First, start by considering your house from the outside in.  Creating curb appeal with an attractive and well-maintained exterior will encourage buyers to stop and want to see the interior. 

Depersonalize: Remove all personal items this will help buyers see themselves living there.

Declutter: This allows buyer to see the full size of the home and visualize how each room will function.

Colour:  Bright and unusual colours can turn a buyer off sending a message that they will have to paint. Instead, opt for neutral colours which are warm, inviting and more likely to create a WOW factor!

Make Any Necessary Updates & Repairs:  Most buyers are willing to pay more for a house that has been properly prepared and is well maintained so it is important to have the smallest repairs done for opening day. Buyers don't want to purchase a home that requires a lot of work.

Keep It Clean:  A messy house is a definite no-no. I strongly encourage sellers to present their house as clean and tidy as possible (including windows!) Going beyond surface clean will give buyers a message that the home is loved and well maintained and move-in ready. Remember buyers look everywhere so don't forget to keep closets tidy if they open up a closet and items fall out, they'll think there isn't enough storage space!

Furniture Placement: Furniture shouldn't block traffic flow or a great selling feature like a window with an amazing view or a cozy fireplace.  It's all about selling the lifestyle of that house not the stuff in the house.

Create a great first impression both inside and out which is appealing to a wide variety of potential buyers. Allow the buyer to mentally move-in, this approach will help to sell the house quickly and for the best possible price!
