A Refreshing Approach to a Pre-Sale Development - Fine Finishings, Cool Architecture & Location, Location, Location!
I'd heard it first through the Realtor rumour mill - go check out Anderson Walk by Polygon. So, when I had a buyer who was looking for a 2 bedroom condo in North Vancouver a few weeks ago, I thought, hey, why not add an extra 30 minutes to our tour and go stop by (I later found out my client was not overly impressed with the idea as she had had a disappointing experience with a pre-sale in the past).
Upon approach to the sales centre, located on West 22nd Street just off Lonsdale, I was immediately impressed by the exterior of the development (some of the units are completing as early as December, so building #1 is almost finished). We were met by a grande' mix of tall timbers combined with a striking array of brick, wood and glass that offered a truly West Coast feel. Impressive, I thought.
The lobby would only get better - featuring wood art pieces you have to see to believe, tall vaulted ceilings and polished tile floors. We were off to a good start, now for the show suites - these turned out to be the icing on the cake! Whaaallla! The spaces were well thought out, no wasted space to be found. 9 or 10 foot ceilings (depending on the floor you're on) help to further add to the unique and spacious feel of the homes. Radiant in-floor heat, thick granite counter tops, stylish colour schemes, walk-in closets, electric fireplaces and some of the largest outdoor spaces I've seen for spaces these size, all contributed to the WOW factor of the development.
You won't find cookie cutter condos here; however, if this is what you're looking for I'm happy to recommend several other developments in North Vancouver or Downtown that would suit you just fine.
Soooo... now what you've really been waiting for - what are the prices like? Well, let's just say that my client and I looked at 8 places on the Thursday we viewed Anderson Walk and it was so blatantly obvious about what the best buy was for her that we wrote the offer on Saturday (it was closed Friday) and firmed up the deal on Wednesday - well ahead of her 7 day rescission period.
The prices are aggressively good. In my opinion well below fair market value. Granted, it's a pre-sale, there are some risks involved. But how about this! For the first time in my experience we were permitted to do a construction walk through to get a better idea of the outlook of the suite my client was purchasing. Hard hats, neon vests and steel toe boots were required, but up we went! Loved it! This experience helped my client rest a little easier as we could actually step foot in her suite and get a great idea of the view, brightness etc.
The launch of building #2 was about 3 weeks ago - nearly 50% of the suites have sold. This should tell you another thing about the prices of Anderson Walk as the condo market in NVan is not exactly hot, hot, hot at the moment!
Building 1 - Almost Complete, Special Incentives on Remaining Units
1 Bedrooms are available from $329,900 with parking, and start from 638 sqft (outdoor space not included). 2 bedrooms are one the market for $425,900 and up and start at 822 SqFt (100 SqFt of outdoor space not included) with parking. The ground floor suites offer giant outdoor spaces, simulating a large fenced green yard.
Strata fees will set you back 29 cents a sqft but will include your in-floor radiant heat, management, caretaker, garbage, and amenities. Oh yes, on that topic - amenities in Anderson Walk are cost efficient and practical - residents will enjoy a lounge/party room, a gym, green spaces and a guest suite. The guest suite will be available for rental for approx $60/night.
Building #3 has not been released yet and likely won't be until early 2012. I imagine price points will also be sharp on this building based on what the developer has done with bldg 1 and 2.
Special Offer on NOW! - If you're interested in making a move into Anderson Walk by mid March the developer is offering a promotion on the few remaining units in building #1. Buyers can select from either an additional $8600 off the list price or a very low interest rate - your choice. There are still some GREAT suites left in building #1 but remaining suites are selling quickly!
What more can I tell you? The location of Anderson Walk and the neighbouring community of Central Lonsdale is top notch. I can attest to this as I live within 5 blocks of the development and love the area. Walk to just about anything you desire - countless restaurants, Centennial Theatre, Harry Jerome Community Centre, banks, tailors, dry cleaners, grocery stores, coffee shops (oh so many coffee shops), shopping & so much more. Located only 2 blocks below the Upper Levels Highway, Downtown Vancouver is only 15 mins away, Grouse Mountain approx 7 mins away, Seabus about 5 mins away (all driving times). Not to mention the easy access to Vancouver Island (I love this as this is where my family is) via the BC Ferries and only a 40 minute drive to Squamish and about 80 minute drive to Whistler!
