Seeing what is going on in Douglas Park with the "introduction" of densification on the Cambie Corridor has really changed the dynamics of home prices in the area.
There are presently 9 "active" listings.
There are three "lot" value properties valued between 1.398 and 1.499. There are two "renovated" homes at 1.5 and 1.65, three new builds at 2.388, 2.59 and 2.75. The final one is on KIng Edward which is zoned presently for "mid-rise". Basically lot value. Interestingly, these properties were less then half the price 5 years ago. But again with the "Cambie Corridor" going in, prices on the main streets jumped significantly.
As for recent solds. The last one was sold at lot value for 1.3. Complete tear down.
