Should you buy Brand New?

Buying a home is the largest purchase that most people make. It can be a stressful and exciting time especially once you factor in all the choices you have. Once of the biggest challenges most home seekers face is whether to buy New or Resale. Here is a list of some factors you should consider when trying to decide between the two.

Benefits of a New Home:

  • New Home Warranty ( outlined at bottom)
  • Lower monthly maintenance costs
  • Never been occupied
  • New Modern Amenities
  • If buying a pre-sale, additional time for completion allows you to save for a bigger down payment

  • The neighbourhood may not be fully established
  • Additional costs may include appliances, parking and storage
  • Property possession may change due to construction delays
  • You may have to buy off paper ( meaning that there may not be a show room)

Benefits of a Resale

  • Established Neighbourhood
  • No GST
  • For strata condos, possibly larger square footage
  • Walk around, see and touch the property. Physically visit the property
  • There may be flexibility to negotiate price
  • Existing amenities
  • Occupancy date is set

  • Usually higher maintenance costs
  • Need for cosmetic changes to fit your liking

New Home Warranty

One of the major advantages of a new home is the new home warranty that new homes come with. A new home warranty in BC generally covers the following:

  • A one year warranty against defects in the materials and labour
  • A two- year warranty against defects in the major systems in your home, the exterior cladding and the Building code
  • A five- year warranty for any building envelope defects
  • A ten-year warranty for any structural defect

As you can see, these are some of the issues to consider before deciding on a new home. Although it may feel daunting, purchasing a NEW HOME is also full of excitement.
