Vancouver Real Estate - one hot weekend !

As the market in the lower price ranges continues to be hot - I had another excellant listing last only 3 days over the past weekend.  Many have asked - downtown, move-in condition, parking, good building, quiet, under $300,000.00 - is that possible...?  Well it was last weekend and proved once again that buyers are out in force taking advantage of current interest rates - waiting for that "one" property to hit the market. The listing I had was on Thurlow Street just 2 blocks from Robson.  One would think noise to be the first issue to consider but being a corner unit on the backside of the building it was not a factor.  One large bedroom with 2 closets, foyer, kitchen and large nook, all hardwood floors, all NEW appliances, new paint, lighting, large bath, patio, no common walls except one in the bath, no unit below - absolutley nothing to do but move in and enjoy.  How is the market - I can tell you during the open houses on the weekend - I was never alone !  And yes - most were very surprised to find a unit this large in this condition in this price range ij the heart of the City.  Needless to say - competing offers were presented on Sunday night and 4 others waiting on the sideline for the following day.  Lessons learned - be ready !  Get a pre-approval from your lender and ensure you get 1 or 2 other quotes.  It is a truly competitive mortgage market these days.  Start your search - either on line or contact a realtor who specializes in the area you want to focus on.  The successful offer in this case just happened to drop by while out in the area not expecting to find a unit in this condition - BUT - were financially prepared knowing in advance what their purchase limit was and had their offer ready in 3 hours !  Financing is the single biggest factor that influences successfull offers.  Contact me anytime for tips on how to be as prepared as these very happy new home owners - you not only want and need straight answers in this market... but deserve it.
