As we prepare for the frenzy sure to be generated over the holiday season - gifts (oh what to buy) - travel (there is a snowstorm where ?) crowds (no problem, we will just go early !) the West End area kept a steady pace over the month of November - with record rain and early snow - the market was still active in certain categories. With 37 total sales showing on the MLS - this puts us at just over one a day. Not bad considering other areas of the country.
Most active price range was under the $500,000 mark at 29 sales - with many first time home buyers finally having enough of the rental pool - and taking advantage of the record low interest rates which are continuing to hold. One bedroom sales numbered 17 while 2 bedroom suites added 18 to the total. Again the West End must hold the record for diversity in home selection - the lowest sale was $225,000 while the highest for a suite at the Shangri La sold at $3.288 million.
The community is of course into full seasonal mode - lights - camera and lots of action. Davie Street's pubs and clubs, Denman's fine eatery's and the Robson shopping mecca - are full speed ahead catering to all who live and visit the West End. There is just no excuse to at least go out for an unabashed walkabout to take in the bustle of the city. Of note the old Denman Place Cinema at the Denman Mall is showing signs of life. Quite a popular spot in its day catering to local movie goers - it is under new management and has posted an opening date of December 22 on the marquee. Not sure what the movie selection will be - current releases or second run material - but it is good to see another option in the residential core of the West End. Still something special about going to an actual theater to watch a flick.
I do encourage your feedback on any real estate issues. The new "season" is just around the corner and I am sure both sellers and buyers will have lots of questions for 2011. All the best for the Holiday season and talk to you soon.
