Polygon begins Windsor Gate construction on what will eventually be a total of 1,400 homes.

VANCOUVER - The waterfall at the entrance to Polygon's new master-planned community in Coquitlam - Windsor Gate - is not your typical entryway. This over-the-top water feature was designed to remind all who pass it of Frank Lloyd Wright's masterpiece residence, Fallingwater, built between 1936 and 1939 in rural Pennsylvania.
The cascading gateway at Windsor Gate gives one the sense of what is to come on the 25 acres of land, tucked behind Coquitlam Centre Mall, as Polygon begins construction on what will eventually be a total of 1,400 homes.
"We've designed Windsor Gate to be a prestigious homebuying opportunity unequalled in the area," says Polygon president Neil Crystal.
"Throughout the design and planning process, we envisioned a new kind of master-planned community with distinctive Frank Lloyd Wright-inspired architecture, compelling streetscapes, an exclusive residents' club featuring over 15,000 square feet of resort-style amenities, hotel-style services and a fantastic location that takes advantage of all that Coquitlam Town Centre has to offer."
Crystal adds Polygon wants Windsor Gate to be "the" new place to aspire to live in Coquitlam.
If Polygon's plan was to make a big splash in introducing the first offering in this new Coquitlam community, then it will have succeeded. Almost half of the almost 70 Larkin House residences have been purchased since Polygon began selling them one month ago.
Larkin House is the first of many new-home projects that Polygon will add to property over the estimated seven- to 10-year build-out plan.
Immediately behind the water feature gateway is a 62-unit rental property that Polygon is currently constructing as part of its agreement with the city to provide such accommodation.
Behind the rental building, construction is already well underway for Larkin House.
Being an inaugural owner in a master-planned community is always a good investment, Polygon's Crystal says.
Larkin House is the premier offering at Windsor Gate and as such, will provide buyers the "first opportunity to purchase an apartment residence at this exciting new community in Coquitlam Town Centre," says Crystal.
"At Larkin House, buyers will also benefit from purchasing in the early stages of a community when the best values are often available," he adds.
The homes, which have one bedroom, two bedrooms or two bedrooms and a den, are selling for $239,900 to $379,900, with an occupancy date set for next summer. The homes range in size from 652 to 1,044 square feet and have high-end finishes, including granite countertops and charming architectural features such as brick arches, balcony projections and pre-cast concrete accents.
And while the building's Frank Lloyd Wright-inspired architecture is a big selling feature, the prime location, with easy access to downtown Vancouver, is another, Polygon vice-president Ralph Archibald says.
"We're only two blocks to one of the largest retail shopping centres [in the Lower Mainland] - Coquitlam Centre," he says.
"It's less than a 10-minute walk to West Coast Express and plans are well under way for the Evergreen Line that will be five minutes away."
Windsor Gate is directly across the street from Glen Park, and as such, looks out onto a treed area. The site was one home to a large trailer park.
Archibald points out that the prices for Larkin House are particularly attractive to first-time homebuyers. He adds many buyers were first-time buyers in places like Yaletown and North Vancouver who have now discovered they can get "more bang for their buck" in Coquitlam and still have easy access to downtown Vancouver.
"There's no bridge here to worry about and Coquitlam is still a reasonable distance [to Vancouver]," says Archibald.
Part of the "more bang for your buck" at Windsor Gate is the 15,000-square-foot. amenity centre called Nakoma Club, which is for all residents. It will include an outdoor pool, two gyms, and three-quarter-sized basketball court, and also have an activity coordinator, and concierge.
