On Thursday, 16 May 2013 a Meet and Greet for the owners of FLY condos was held at the Intercontinental - Toronto Centre Hotel. This hotel, located at 225 Front St. West, Toronto, is very close to the FLY building. So as a side advantage, the attendees got the feel of a neighbourhood hotel.
The idea of this event was to meet your new neighbours and go through an introduction with your Customer Care, Property Management & TARION representatives. BELL & ROGERS were also on site offering 6 months of free internet and telecom services.
I thank all of my clients who attended this event, as it was a pleasure seeing you. For those who were not able to attend, here is my report on what was briefly discussed.

- Gil Bonomolo, Pre-Delivery Inspector.
- Empire’s Customer Service staff
- Representative from Tarion Warranty Corporation – The new home warranty body.
- Andrea Banyai, New Construction Sales, Bell Canada – One of the telecom provider.
- Mike Polischuk, Inside Sales Representative, Rogers Communications – The other telecom provider.

The Customer Service Manager, at the developer’s office for this project is, Susan Bell. The names of the Customer Service Administrators for this project are Theresa Vaughan and Melissa Chen.
Before the Occupancy
Before you take the occupancy, an appointment is set for you to inspect the unit and make sure everything is okay. This Pre-Delivery Inspection (PDI) is done one week before your confirmed occupancy date, from Monday to Friday, between regular business hours. For any questions regarding the PDI of your unit, you can contact Gil Bonomolo, the PDI in-charge. He will be the one doing the PDIs.
During the Meet and Greet, the developer stated that all the building amenities will not be available upon first occupancy. The media room will also be occupied by the building staff for the first few months.
Getting the Keys to Your Unit
You will need to attend in person and bring a Photo ID to pick up the keys to your unit. If you cannot come yourself or want someone else to pick up the keys on your behalf, then this has to arranged in advance by calling or emailing the Customer Service Department during their office hours.
When you or your representative come to pick up the keys, please bring a padlock with you. You will need this if you purchased a locker/bicycle storage unit. Even if you don’t plan to store anything in your locker unit, it is always good to lock it up so that no one else can leave their belongings or things they don’t need in your locker. This will make you do unnecessary clean up.
You will be introduced to the onsite property manager upon occupancy. For any property related emergency issues, the emergency line number is 416-293-5900
When you move in, you will notice that the elevators are covered with protective material and the carpet is not installed in the hallways. It is the developer’s position that the carpet will be installed in hallways after the entire floor has moved in. This is being done to protect the carpet from excessive wear and tear while residents are moving in.
During construction, there will be limited visitor parking. So if you are expecting visitors, it may pose a bit of a challenge. Please contact me if you need help with parking for you or your visitors. The ongoing construction may also be a nuisance after you take possession, until such time that the building is 100% complete.
Upon occupancy, you will be charged an occupancy fee until the ownership of the unit is transferred to your name. The occupancy fee typically is comprised of
- Common Element maintenance fee
- Estimated property tax
- Interest on unpaid balance of the price of the property (intended mortgage portion)
To move in during occupancy, you will need to book the elevator. For elevator booking, please call Susan Azhikannickal at 416-847-1219. The move-ins will occur 7 days a week in 2 hour time slots. These are 9am to 11am, 11am to 1pm, 1pm to 3pm, 3pm to 5pm, 7pm to 9pm. Please book yours time slot accordingly. Only a moving van the size of a cube van can fit into the moving area. If you need to carry something up to your suite yourself, you don’t need to book an elevator for it as long as it does not exceed the size of a microwave box.
After Moving In
The condo rules do not allow you to affix anything outside your unit or on the outside of your unit door. You also cannot change the lock for your unit. The entire building is on an master key system, so that your unit can be opened for access incase of an emergency, medical or otherwise. If for some reason, you need to change the locks, please contact the management office.
