How much does a family home cost in the boundaries of top-ranking secondary schools in Richmond Hill and Markham?

In the past 2 weeks we talked about home prices in the boundaries of top ranking elementary schools in Markham and Richmond Hill according to Fraser Institute School Report Card. (Click here for last week's post.) This week let's look at home prices in the 1st quarter of 2016 in the top-ranking secondary school districts.

So according to the Fraser Institute report, the top 20 high schools in Ontario, locating in York Region are: #4 St. Robert Catholic High, #8 Middlefield C.I., #10 Pierre Elliot Trudeau High, #10 Unionville High, #10 Bur Oak, #10 St. Augustine, #16 Bayview Secondary, and #16 St Therese of Lisieux Catholic. In this post I want to focus on the public high schools in the top 20. #8 Middlefield C.I.

The boundaries for Middlefield C.I. are generally South of Hwy 407, North of Steeles, East of McCowan (aka the Middlefield community) and the Cedarwood community at the Northeast Corner of Steeles and Markham Rd. Most homes in the Middlefield community are built between late 80s to early 90s. Homes in the Cedarwood area are generally newer, many of them built after year 2000. Unlike other subdivisions in Markham, there is a larger proportion of link homes in the area.

#10 Pierre Elliot Trudeau High

The boundaries of Pierre Elliot Trudeau High School are generally between Woodbine and McCowan, North of 16th Avenue. In terms of TREB communities (Toronto Real Estate Board community map), the boundaries of this sought-after high school cover part of the Cachet and part of the Jennings Gate community, the Devil’s Elbow area, the Angus Glen, and the Berczy subdivisions. The age of home is this area is generally newer, most homes are under 20 years and many built within the past 5 years. The Cachet, Devil’s Elbow are consists mostly of larger homes, many are high-end multimillion dollar homes. The Berczy subdivision consists of a wide range of homes, from townhomes with an area of about 1500 sq. ft. to 3500 sq.ft. detached homes.

#10 Unionville High

Like the Pierre Elliot Truduau High School, Unionville high has almost always been ranked the top 5 in the past years. The school boundaries is in the Buttonville and the Unionville MLS district, between Hwy 407 and 16th Avenue, East of Woodbine and West of Kennedy. Most detached homes in the in the Buttonville area are about 30 years old, while homes in the old Unionville are between 30 to 60 years of age with many built in the late 60s early 70s. There are quite a few custom home being rebuilt on existing lots in the area, driving prices up even further.

The boundaries of Bur Oak Secondary School are North of 16th, East of McCowan, South of Elgin Mills and West of Hwy 48 (Markham Rd), there is only one larger subdivision in the community, known as Wismer. The community is very with homes from brand new to just 10 years old.

#16 Bayview Secondary

Bayview Secondary School is located at Bayview and Major MacKenzie. The boundaries of Bayview Secondary School are North of 16th Ave, East of the train track (near Newkirk Dr), and South of Elgin Mills and West of Leslie. The are covers 5 MLS districts: Bayview Hill, part of Observatory, Crosby, Harding and Rouge Woods. Bayview Hill is a luxury home subdivision, most homes are larger detached homes, most are around 30 years old. Homes in the Crosby area are typically a little older (many built in the mid-50’s) but there are some brand new townhomes that are ready for closing in the next months. Rouge Woods is a subdivision consisting of townhomes, semis and detached homes under 18 years of age. In the table below, all townhomes that were sold in the past 3 months within the school boundaries of Bayview SS are in Rouge Woods and most semi-detached homes sold are in Crosby. A wide variety of detached home can be found in the Bayview Secondary School boundaries, from a 60-year  bungalow with no garage in Crosby to a 5000 sq ft, 3-car garage luxury home in Bayview Hill.

P.S.: I think ranking is not the only way to evaluate a school and there are lots of interesting programs offered by each of the school mentioned above. Because I am no expert in education I just want to focus on home prices in the area so parents interested in these school districts can have an idea of how much they should prepare to spend if they want a home in the area. As a better school definitely have a positive effect on price appreciation. I think even for homebuyers without kids, having that additional knowledge about school districts will help them make better decisions when investing in a home.
