According to the Toronto Real Estate Board, in the 4th quarter of 2015, Markham record a total of 1059 residential sales, with an average price of $812,139. The average sale price to listing price ratio was 100%. The average time it takes to sell a property was 23 days.

Unionville top the list at 152 sales in Q4. Being the largest TREB community in Markham, Unionville reported 152 sales in Q4 of 2015. 60 of the sales are for detached home with an average price of $1.443 mil. 5 townhomes were sold for an average of $1.023 Mil and 65 condo apartments were sold for an average price of $367,000. The homeowners in Unionville also enjoy a a bigger average price increase of 21.6% compare to the rest of Markham at 10.1%.

Which Markham neighborhood is the most expensive in Markham?

With an average price of $3,442,000, Devil’s Elbow, consisting of mostly larger detached homes on acre lots, is the most expensive community in Markham. Only 3 transactions were recorded in Q4 2015.

Which Markham neighborhood’s average prices increase the most, comparing Q4 2014 to Q4 2015?

The TREB MLS average sale price of homes in “Bayview Fairway-Bayview Country Club Estates” in Q4 2015 was $1,415,929 compare to Q4 2014 at $705,320, an 100.7% increase. However this increase in average price is seen only because the type of homes sold in Q4 2015 consists of mostly detached home while the in Q4 2014 smaller attached homes and condos dominate the sale figures.

Which Markham neighborhood is fastest selling (with the least average number of days on market)?

While the average days on market for Markham listings in Q4 2015 was 23 days, homes in the Victoria Square and the Victoria Manor-Jennnigs Gate community record the spent the least number of days on market out of all Markham listings at 9 and 11 respectively. Both community consisted of freehold, newer homes under 10 years primarily. Victoria Square a subdivision at the Northeast corner of Hwy 404 and Elgin Mills while Victoria Manor is the area at the Northeast corner of Woodbine and Major MacKenzie.
