Upper Unionville Community in Markham, Ontario

Upper Unionville is one of the newest subdivisions in Markham. Locate at Kennedy Rd and 16th Avenue; it is minutes away from the historic Unionville, Markville mall, golf courses and many other amenities. With tremendous interest from the community since the launch in May last year, almost all of the homes from Upper Unionville Phase I were sold in the summer and fall of 2012. Phase I closings had begun since late May 2013.

Four builders were involved in the development of this subdivision, Arista Homes, Paradise Homes, Fieldgate Homes and Starlane Homes. 

On May 25th, 2013, the second phase was launched. Selections included 13’ laneway townhomes, 20’ laneway townhomes, 25’ townhomes, 25’ semis, 28’ semis, 34’, 38’ and 42’ singles.  If you are interested in the project and have not visited the builder’s sales offices, I would strongly suggest you talk to one of the sales representatives there. Upper Unionville Homes in Markham: how much are the homes worth now that 3 years has past?

Below is a summary that I have compiled to give you some general ideas about the features of the new subdivision:

Type of homes offered

13’ “laneway” or “lane” townhomes are typically 3-storey with garage entrance at the back of the house. These homes come with 1 or 2-car garages. The smallest models are around 1600 sq. ft.

20’ “laneway” or “lane” townhomes are 2-storey with 1 or 2-car garages attached at the back of the house. Most models are 3- bedroom with the exception of some of the corner models. Sizes of these homes start from 1,600 sq. ft. up to just over 2,000 sq. ft.

25’ “street” towns are more “traditional” townhouses with garage facing the front lot, square footage are similar to the other type of townhome models.

25’ and 28’ semis are semi-detached homes from 1,600 sq. ft. up to 2,200 sq. ft. Some of these “semis” are actually only attached to the next house at the garage.

34’ detached homes are single-car garage detached homes from 2,000 sq. ft. up to just less than 3,000 sq.ft.

38’ and 42’ detached homes are double-car garage homes starting from 2,600 sq. ft. up to about 3,400 sq. ft.

Many of these homes features 9’ ceiling on main and second floor and hardwood flooring as standard features, while each builder offer different incentives and upgrade packages. The basement ceiling height is 8'. Further ceiling height upgrade is not available. (However I recommend you to confirm with the builder as rules might change). Some lots include the walk-out basement upgrade as part of the lot premium. If you want direct access to the basement on a lot that is not a desginated "walk-out" basement lot, you might be able to negotiate with the builder to upgrade the home with a "walk-up" basement.

With the exception of the 13' townhomes, most homes in this subdivions are two-storey. Unfortunately, there aren't any bungalows or 2-storey with a loft layout offered by the 4 builders. 

Prices for Phase 2 release in May 2013

  • 13’ townhomes: starting from low $400,000’s
  • 20’ townhomes: starting from high $400,000’s
  • 25’ townhomes: starting from mid $500,000’s
  • 25’ and 28’ semi: starting from high $500,000’s
  • 34’ detached: starting from high $600,000’s
  • 38’ detached: starting from low $800,000’s
  • 42’ detached: starting from low $900,000’s

Schools 

According to information from the York Region District School Board, in 2013: for Grade JK to 8, there will be a new public elementary school (unnamed school: Berczy SouthWest) opening in September 2014. The current “holding” school is Ashton Meadows Public School at 230 Calvert Rd, Markham.

For Grade 9-12, the designated school is Pierre Elliott Trudeau High School at 90 Bur Oak Ave, Markham for the 2013-2014 school year.

Ashton Meadows Public School

According to information for York Region Catholic School Board, in 2013:

The Upper Unionville neighborhood belongs to the  All Saints Elementary School boundary, at 130 Castlemore Ave, Markham. Teenager in the neighborhood will go to St. Augustine Secondary School at 2188 Rodick Rd, Markham.

Closing dates for Upper Unionville Phase 2 starts from mid-2014 to early-2015. Don’t hesitate to contact me if you are looking for a home in the neighborhood with earlier closing dates.
