What are the prices of homes in the “best” elementary school districts in Markham?

We all know that homes located in a “good” school boundaries attract families to pay premium prices for a home. Surveys done in the US among homebuyers between 35-50 years of age reveals that the top 2 reasons these buyers made a decision on moving to a particular neighborhood was proximity to work/ school and the quality of the school district. Although the definition of a “good” school might be different to everyone, many families in the GTA generally considers a good Fraser Institute ranking as one of the most important indicator of a good school.

About 2 weeks ago, the Fraser Institute published the latest report card on Ontario’s Elementary School. (If you are interested in the full report and the criteria that they used in evaluating the schools, visit http://ontario.compareschoolrankings.org/elementary/SchoolsByRankLocationName.aspx.)

Scanning the Fraser Institute report card on elementary schools, a number of elementary schools in Markham and Richmond Hill made the top 50: St. Justin Martyr Catholic, Randall, William Berczy, Stonebridge, Castlemore, and Richmond Rose and 16th Avenue. Let’s look at how much homes are selling for in some of the “best” elementary school districts in York Region, within Markham.

#1 St, Justin Martyr Catholic Elementary School

Sharing the number 1 ranking with 12 other schools was the St. Justin Martyr CES in Unionville, Markham. The boundary for the school was North of Hwy 7, East iof Hwy 404, South of 16th and West of Warden. Homes in the area are generally subdivision single family homes ranging from 10 to 30 years. The following table shows the MLS sale data from Jan 1 to March 17, 2016 for the area within the St. Justin Martyr School boundary.

# 14 Randall Public School

Randall Public School is located on Randall Ave in the Milliken Mills area South of 407 between Kennedy and McCowan. The school boundary is roughly North of Denision and South of 407 between Kennedy and McCowan. Most homes in the area are owner- occupied single family homes ranging from 10 to 30 years. The following table shows the MLS sale data from Jan 1 to March 17, 2016 for the area within the Randall PS boundary.

#24 William Berczy Public School

For many years, the William Berczy Public School had been the most sought-after school for parents in Markham. The school was one of the top 5 elementary school in Ontario for many years. The general boundaries for the school was the Southeast corner of Warden and 16th Ave, South of the Bruce Creek Park. The boundary for this school is smaller compare to other elementary school as the school offer gifted program which also allow students from other area to enroll into. Most homes in the area are detached homes around 20-50 years. Three 4-bedroom, double car garage detached homes were sold as of Mar 17 this year and the average price was $1,286,933. The average days on market was 10 days and the houses were sold on average at 103% of their asking price.

#27 Stonebridge Public School and Castlemore Public School

Both Stonebridge and Castlemore Public School are located within the Berczy community in Markham, North of 16th Ave, South of Major Mackenzie, East of Kennedy and West of McCowan. The Castlemore PS boundary is North of Bur Oak in the Western side of the subdivision, the Stonebridge PS boundary is on the Eastern side of the subdivision, from 16th Avenue to Major MacKenzie. Since both school ranked the same and houses in the community are very similar in age (from 5-15 years) and style (single-family home), let’s summarize the market data in one table.
