Oakville Loves Florida

The pilot event at the Oakville Club which show cased what Florida has to offer clearly demonstrated that it is an excellent option for anyone looking for a southern location.

Canadians make up the majority of Florida purchasers by far.  In 2010 over 60% of all sales were to Canadians.  That number has stayed strong in 2013 representing over 45% of housing sales.  

There are circulating concerns about currency fluctuations, Homeland Security, taxes, maintenance, etc.  I believe these are excuses, not issues. When I look at the numbers, taking  all things into consideration, and measure a value proposition, Florida offers more per dollar than the GTA.  OK.  I said it.  I feel better now.  

How can I say that?  Because I own there.  Everything from food to electricity to taxes to maintenance to car rental costs less than anywhere in the GTA. It is 2-3 hours away whether you go from Pearson, Hamilton, or Buffalo.  I have run the numbers for the past 5 years and can unequivocally support the position that it makes sense.

Now people just need to decide what lifestyle they want to experience.  For example, in the Isles of Capri the adventurer can get their fill on 1200 acres of natural land while being a short drive into Naples or Marco Island.  Hike or kayaking in the morning, beach at midday, shop in the afternoon, dinner on the island at night.  $99K for a lot, $395 offers water front with a boat launch, $459 gets you a condo. Wow!  

West toward Marco Island and you will find a boaters paradise with launches out the back door with dock to dock visiting opportunities.  In only minutes you find yourself in Naples which is comparable to Yorkville with the addition of a beach, sunny skies, and warm breezes.  

Driving North takes you through the Bonita Springs area that offers a trendy beach vibe that leads into Fort Myers where the famous Fort Myers beach with its South Beach attitude awaits.  Detached homes and condos are available for all price ranges and preferences along Route 41 with water front or golf course options depending on your desires.

Turning west takes you across the causeway on to Sanibel Island and Captiva.  Truly a Carribean feel with modern amenities.  It is a must see if you have not found this hidden gem.  No stop lights, no street lights, no drive-thru fast food joints.  Just paradise for an average price of $733K.  People enjoying the unlimited beaches, day to night shelling, farmer's market offering fresh local fruits and vegetables, kayaking, cycling, sport fishing, bird or alligator watching, manatee frolicking, and the list goes on.  Like no place you have ever been.

This is just the start.  Cape Coral starting at $52K up to Siesta Key or Tampa starting at $75K continue to offer limitless options.  Sure you can find locations where you can spend as much as you have, but you do not need to.  

My recommendation?  Start looking. Talk about it. Think about the next ten to twenty years.  Information is free and I am happy to help.
