I will give you an accurate Market Evaluation. This will help you decide the price point at which your home should be advertised in order to capture the most attention from prospective buyers.


I will hire a Professional Photographer and cover all the expenses for high resolution professional photographs to be taken of your home. These photos will be the cornerstone of all my marketing efforts and advertising of your home.


At my expense I will have all your advertising materials designed and printed by a professional Graphic Designer to highlight and showcase your home in today’s digital world.


I use the latest technology available to make it easy to reach me and stay on top of things when it comes to working with the buyers who may be interested in purchasing your home. iPads, iPhones, GoPro Cameras, Camera Gimbals, Drone Cameras, Matterport 3D Virtual Cameras, home and office MAC’s are just some of the tools I use to stay on the cutting edge.


You can expect regular updates on your home’s marketing activity using web analytics and statistics. This way you know I am on the job and will keep you in the loop as to what the market is doing.


I am extremely easy to reach! My personal cell number and email address is easily found on all my marketing materials. This ensures that I am on top of things when it comes to working with the buyers who may be interested in purchasing your home. It also means that you can reach me at anytime should you have any questions.


The respected and recognized Century 21 branded signage prominently placed on your property that will alert buyers that your home is for sale and where to find further information. If you are selling a strata property which does not allow yard signs I will create an informative strata board sign to catch the attention of buyers interested in your strata development.


I have created my yard signs to be unique and with visibility in mind. I have accomplished this by having my signage printed using reflective materials and by using large fonts and graphics. I use sign toppers and danglers as well which will promote the features of your home to prospective buyers. I also only use my personal cell number on all my signage so buyers will have access to me directly and not have to be routed through a switchboard.


I will create and upload a 3D Virtual Tour video using Matterport technologies of your home. This unique tour will then be syndicated to additional online sources. This 3D Tour has proven to be an invaluable tool for allowing prospective buyers to virtually walk through your home. They can view the link as often as they like and they can share it with friends and family members.


I will hold an open house (if you see value in them) which will allow potential purchasers the opportunity to view your home in a stress free manner. I will be available at each open house both to answer questions and to emphasize all the positive aspects of your home.


I will list your home on the local REALTOR® MLS Tour. This will give other REALTORS® the opportunity to view your home first hand so they can better understand what your home has to offer and contact their clients who are in the market for a home like yours.


I will have high quality brochures professionally created and on display at your property allowing viewing buyers a takeaway reminder of the features they liked about your home.


I will send information regarding your listing to my sphere of influence (prospective buyers, investors, past clients, etc.) letting them know why they may want to look into buying your property. According to the Okanagan Mainline Real Estate Board (OMREB) over 85% of home sales take place due directly to the contacts and relationships a REALTOR® has built over the length of their career. You will also benefit by having multiple agents on The Welcome Home Team sharing your home’s information to all of their buyers.


I will execute strategic advertising of your home to Century 21 real estate offices and agents across Canada via Social Media.


I will keep detailed records of who saw your home and when. This will allow me to contact anyone who has taken interest in your property when we have an offer coming. In many cases this may initiate a multiple offer scenario and you know what multiple offers mean right? MORE MONEY FOR YOU!!!


I will provide a complimentary moving truck to assist you in moving out of your old house and into your new home (Peachland to Lake Country). The truck will also be offered to any buyer who purchases through my office. This may be one more incentive for them to buy your home.


Through my many years of networking with other industry professionals I have built some great relationships. You will be able to benefit from these relationships by saving money on things like: legal fees, appraisals, furniture, home inspections, home decorating/staging and more!
