I will purchase the domain name for your homes address and have signage created to allow prospective Buyers to link directly to information on your home by simply imputing your homes address into the computer. 

I have paid to make certain that I am on the first page of Google whenever anyone searches for "Kelowna Real Estate Agent" or most any combination of those words. With this type of web presence it will give your home even more exposure. 

I will hold open houses (or not if you don't like the idea) which will allow prospective Buyers the opportunity to view your home in a stress free manner. I will be available at each open house both to answer questions and to emphasize all the positive aspects of your home.

I will list your home on the MLS Realtors' tour. This gives Realtors from various offices an opportunity to view your home first hand so they can better describe what your home has to offer to their clients who may be in the market for a home like yours.

I hire a professional photographer to come and take high resolution photos of your home.  I link these 21 photos to a website that I purchase using the civic address of your residence.  The photos give Buyers a chance to preview your home and see it showcased in a way that catches and captivates their attention!

I then take those same 21 professional photos and have high quality brochures created to put on display at your home giving Buyers a takeaway reminder of the features they liked about your home.

I will utilize the world recognized Century 21 branding by placing the gold sign prominently on your property to alert any passersby that your home is for sale and where to find further information.

I will include your home in my virtual office tour allowing my colleagues the chance to see pictures and details of your property. This is a real asset as it allows me to answer their questions and to really sell your home to other Realtors and to access their group of qualified Buyers.

I will send information regarding your property to entire my sphere of influence (prospective buyers, investors, past clients, etc.) letting them know why they may want to look into buying your property.  I will also make certain that that I update my sphere of influence whenever we have a major change to the listing whether it is a price adjustment, renovation, upgrade, etc.  According to the Okanagan Mainline Real Estate Board over 85% of home sales take place due directly to the contacts and relationships a Realtor has built over the length of their career.

I will have your home is listed in the Okanagan Mainline Real Estate Board (OMREB) MLS Review newspaper.

I will execute strategic advertising by sending the property details to those in the Century 21 network system of 400 plus offices and 8,000 sales agents that I have worked with in the past or met at our national conventions.

I will keep detailed records of who saw your home and when.  This will allow me to contact anyone who has shown any interest in your property so that when we get an idea that an offer might be presented I can potentially instigate a multiple offer situation.  We know what multiple offers mean right?  MORE MONEY FOR YOU!  At the end of the day is that not the ultimate goal for us all!?!

I will provide a complementary moving truck to assist you in moving out of your old house and into your new home.  The truck will also be offered to any Buyer who purchases through Century 21.  This is one more incentive for them to buy your home instead of someone else's!

Easter Seals

Easter Seals is sponsored on a national scale by Century 21 Canada.  Locally, there is a camp in Winfield,BC located 15 minutes north of Kelowna,BC in Lake Country.  Having personally visited this camp really has had a profound impact on my life.  I take walking, talking and many other things for granted each and every day.  At the Easter Seals Camp Winfield there are children who cannot take anything for granted.  The funds that are raised by all the agents in our office help to fund a week of camp for children with mental and/or physical disabilities would not be able to go.  This free week of camp takes some financial burden off of the families that are already burdened financially as it is.  To see the smiles on the campers faces and hear them talk about coming back "next year" when their week has barely gotten under way really says it all.  I am proud supporter of the Easter Seals and look forward to a long relationship with them.  A goal that I have over the next year is to raise $2,100 or more to send as many children to camp next summer.  If you wish to donate to this very worthy cause please go to: Century21KidstoCamp.ca  Thanks for your generosity!

Whether you are a first time buyer, moving up in the real estate market, or downsizing, it is important to have an experienced, qualified sales representative working for you. Choosing a Real Estate Professional is one of the most important decisions you will make to ensure the success of your venture.  As your "Local Expert" my market knowledge will help you select the property that meets all of your needs. .

Get Mortgage Pre-Approval
A mortgage pre-approval not only helps you determine what you can reasonably afford, but also improves your status as a buyer. With Kelowna's current market conditions right now, an offer placed by a pre-approved Buyer is attractive to a Seller because it minimizes the risk of the sale falling through because of a lack of financing. It saves everyone time and money.  Pre-approval of a mortgage is when your lender has reviewed all your financial information and has determined the maximum amount of money you can borrow. Many banks and financial institutions are competing for your business so it makes sense to shop around for a mortgage. Most lenders will reduce their posted interest rate so don't be shy about bargaining. Your ability to negotiate a lower rate and a flexible mortgage will often depend on how much business you have with your. You can contact banks and credit unions directly, or my preference is to work with a mortgage broker. Typically, a mortgage broker will assist you in finding a suitable lender as they deal with several financial lenders at a time. Mortgage brokers use their contacts within the mortgage industry to negotiate the best mortgage package available.

Searching for a house
Once you have determined what your criteria in a home must be, I begin sending you up to date listings as they hit the market. As a matter of fact, my automatic e-mail system is so efficient you will be able to view the latest listings as soon as I see them. This gives you as the Buyer a distinct advantage over other Buyer's as you can preview these new properties before they even hit the general public on the MLS system or print media.

Purchasing your dream home
The "Contract of Purchase and Sale is initiated when an offer is made by the Buyer to purchase a Seller's property. The contract outlines the terms and conditions of the offer, such as offer price and any subject conditions. The seller may reject the offer or make a counter offer. Once all terms and conditions have been accepted and both the Buyer and the Seller have signed the contract, each party is legally bound to fulfill the conditions of the contract.

I will assist you throughout the entire "Contract of Purchase and Sale" process. Together we can compare what neighbouring properties have sold for recently and then discuss what amount to offer, as well as terms and conditions that best suit you as the Buyer. I then will present the offer in person (as often as the Seller allows it) to the Seller with their agent present. I truly enjoy the negotiation process on a property and always have you as my Buyer best interests at heart.

Completion
Once your offer has been accepted, I will help you navigate through the contract and assist you in making sure all terms and conditions are met, satisfied and concluded in a timely manner. I am always there to explain your options and address any question(s) that you may have. I will provide you with a list of suggested professionals to help you deal with the final steps of legal requirements before the completion of the transaction.

  • Home Inspector
  • Insurance Company
  • Moving Company (or if moving locally I provide a free moving van).

Follow up
Once you have moved into your new home and have started familiarizing yourself with the new neighbourhood, you will receive a call from me. Property Presentation
A Buyer will typically go with their first impression of the appearance and over-all condition of the property therefore, it is important to make your home more appealing to Buyers. This list of suggestions can assist you in making your home more appealing to Buyers.

Exterior (Curb Appeal):
• Sweep front walkway.
• Remove newspapers, bikes and toys.
• Park extra cars away from the property.
• Trim back the shrubs.
• Apply fresh, clean paint throughout.
• Clean windows and window coverings throughout.
• Keep plumbing and all appliances in working order.
• Maintain all sealants (window, tub, shower, sink, etc.) in good condition.
• Make sure roof and gutters are in good condition; no repairs needed.
• Mow the lawn more frequently and plant flowers.
• Keep pet areas clean.

Interior:
• Kitchen and bathroom should shine.
• Quick once-over with the vacuum; carpets should be clean.
• Place fresh flowers in the main rooms.
• Put dishes away, unless setting a formal display for decoration.
• Make beds and put all clothes away.
• Open drapes and turn on lights for a brighter feel.
• Straighten closets.
• Put toys away.
• Turn off television.
• Play soft music on the radio/stereo.
• Keep pets out of the way and pet areas clean and odour-free.
• Secure jewelry, cash, prescription medication and other valuables.
• Enhance the spaciousness of each room. Pack away collectables to allow buyer to envision own furnishings in home.
Important Reminders:
• Potential Buyers usually feel more comfortable if the owners are not present.
• If people unaccompanied by an agent request to see your property, please refer them to your agent for an appointment.
• Leave a number where you can be reached if you are leaving town, even for a weekend.

Personal Background

Having lived in British Columbia my entire life I really feel somewhat spoiled. The abundance of things to do and see in our beautiful province is truly amazing. I grew up for the most part in the Lower Mainland with the bulk of that time in Abbotsford. I was one of the very fortunate kids out there that didn't move a whole lot so I had a great core of friends right through high school.  Growing up in an agricultural city was one I am thankful for. I have fond memories of picking ripe strawberries and raspberries as a young boy. I even sold John Deere tractors for a time and truly loved the experience.

As a family we traveled to the Okanagan yearly and hit every water-slide park that was out there at the time. I distinctly remember looking at the gorgeous landscape in Kelowna as a child and thinking "this would be a cool place to live!" Well, I guess wishes do come true as my family moved here a few years ago and we have loved every minute of it. During the various seasons we like to explore the Okanagan and spend time at the beach, the ski hills, the local shops, pick fresh fruit in the orchards or whatever else seems like fun for that day! Kelowna really is a special place!

Personal Interests

Personally, I have a few hobbies and some a little more unique than others. I have two younger children so one thing that I do with them is go out to garage and yard sales. We go "treasure hunting" looking for deals on toys. I have found many vintage toys and in particular die-cast over the years. I collect Hot Wheels, MatchBox, Dinky and Corgi to name a few. Although, I must admit I do not have a proper hobby room to display my collection that is something I hope to have one day. Honestly, it is the story behind these die-cast toys that interests me the most, because every one of them has a history to them. I often wonder if there are grown men looking through their parent's attics in dusty old boxes for their old car collections? Really, at the end of the day all I am doing is buying my old memories back and creating new ones along the way.
