The setting is extraordinary as the building backs on to the lush treed greenery and trails of Homer Watson Park and the Grand River. The building has 17 floors although there is an 18th floor as the 13th floor was skipped due to superstition. There are 15 units per floor consisting of spacious 1 and 2 bedroom apartments. The building features exceptional views particularly looking east over the trees. It was built in 1990 just as a recession hit. The developer defaulted and the units were sold off to investors. Currently, most investors have taken their profits and the building is primarliy owner-occupied.
Each unit comes with an eat-in kitchen and an open concept living/dining room. The 2 bedroom units include an ensuite bathroom. Convenience is well served as each unit has laundry. Heating is electric baseboard and there is built-in air conditioning. There is surface level parking as well as underground parking. Unfortunately, the parking spaces don't accompany the unit and are assigned by the property manager once the buyer takes possession. There are no balconies or a swimming pool with this building. However, those are the items that tend to incease condominium fees. The fees here are very reasonable when compared to similar Kitchener Waterloo condominium buildings. Amenities do include a sauna, exercise room, hot tub and games room. Note, pets are allowed. However, dogs are restricted to less than 20 lbs.
