How Do Realtors Price A Home?

One of the hot button topics among Kitchener Waterloo first time home sellers is "How do Realtors price a home?"  In determining a property's current market value, most times a comparison approach is used.  That is, find homes that are similar that have sold recently and compare the property you are pricing with the property or properties recently sold.  The reason we use recently sold properties is it demonstrates what a buyer is prepared to pay for a similar home in the current market.  Note, adjustments are made for a variety of factors like premium lots, upgrades and finished basements.
