Kitchener Waterloo Fall 2015 Market Forecast

In response to the frequently asked question "What can we expect of the Fall real estate market?", here is my Fall 2015 market forecast for Kitchener Waterloo.  First, let's look at recent history.  Using sales data from the Kitchener Waterloo Association of Realtors, here's what happened in the past 5 years:

 

Regular readers of this Kitchener Waterloo real estate blog will know that residential sales generally decline as the year progresses.  This year may be an exception as I expect September and October sales will be moderately impacted by uncertainty over the results of the upcoming Federal Election.  Following that, I anticipate an uptick in November as buyers and sellers scramble to secure housing before winter.  I see it shaping up as a slightly below average Fall market with unit sales for the remainder of the year in the 1250 range.  Sellers will need to be realistic about their asking price as there will be competition for buyers.
