Our Nest Is Empty...Now What?

This marks the first in a series of posts I'll be doing geared to the Baby Boomers(people born between 1946 and 1964) as they prepare for life after work.  Specifically, if you decide a move is in order, what are your housing choices or options in Kitchener Waterloo and area?  I'll highlight a different location in each post and discuss the pros and cons of living there including cost.  Please bear in mind the information will be based on my experience and observation. 

The first development pictured above is the Beechmount apartment condominiums located at 265 Westcourt Place, Waterloo.  Built in 1988, it has 13 floors and consists of 1, 2 and 3 bedroom units.  The 1 bedroom units are either '02's or '09's at 1091 and 1020 sq ft respectively.  The 2 bedroom units are '03's-08's as well as '10's and range in size from 1192 to 1446 sq ft.  The only 3 bedroom units are the '01's at 1550 sq ft.  One great feature of these units is they include both a Florida room and a balcony.  I find many buyers are happy with apartment condominiums as long as they have a balcony to get some fresh air. 

The building has the following amenities:  exercise room, sauna, Jacuzzi, workshop, billiard and party rooms.  Each unit has underground parking of either 2 spots or 1.  Each unit gets a storage locker.  The units are equipped with a forced air heating and cooling system.  Condominium fees currently are $383 which includes water as well as the amenities listed above.

Sales thus far in 2010 have seen 1 bedrooms sell from $193,000-$200,000 and 2 bedrooms from $223,000 to $270,000. 

What are the pros and cons of the Beechmount?  Pros include a quiet location close to the Waterloo Recreation Complex and Uptown Waterloo.  All units include a dining room.  Many units have wonderful views of the Westmount area.  The cons are the proximity to the University of Waterloo(your neighbour may be a student) and the dated condition of 22 year old units.  This will vary but my experience has been people will decorate once and only replace components as they wear out rather than go out of style.
