I've recently heard ads on local radio making claims that homes with steel roofs will sell faster and for more money. This may be partially true. A home for sale with a steel roof versus a home that clearly needs roofing attention will sell faster. However, over my nearly 27 years selling Kitchener Waterloo real estate, I can say I've yet to have a buyer place any added value on a home with a steel roof.
As to cost, I've heard as much as $18,000 to do a steel roof while a comparable roof with a fiberglass shingle would cost about $6000.
My advice is this. If you plan on staying 50 years, then a steel roof makes sense. If resale is somewhere on the radar, use fiberglass and save your money as this claim from here looks to be purely marketing.
