Kitchener Waterloo Real Estate Market On Fire

The Kitchener Waterloo real estate market was on fire in January.  Successful sellers received, on average, 103% of their asking price.  Bidding wars are becoming increasingly the norm as buyers compete for a limited number of houses for sale.

Regular readers of this Kitchener Waterloo real estate blog will know that a balanced market produces an average list to sale price of 98%.  The following graph shows the local market  has favoured sellers for much of the past 5 years.

 

So where do we go from here?  Unless we have an influx of properties coming on the market, we can anticipate similar market conditions for February and through the Spring real estate market.
