While the rest of the world still seems to asking what happened to the economy, here in Brandon we seem to be rolling right along. In a nut shell, sales have been strong in a continuation from last year that saw many records broken.
The following stats are for Brandon only, residential single family detached and semi-detached homes from the MLS system as operated by the Brandon Real Estate Board.
There were 411 new listings presented to the market place Jan 1 to June 1 of 2008, for the same frame in 2009, 395 homeowners were planning a move. Although down from last year a bit, the numbers are remarkably close.
2008 saw 296 sales with an average sale price of $195,275 and a median value (1/2 sold above and 1/2 sold below) $177,750
To June 1 of 2009 we recorded 280 sales with an average sale price of $205,574 and a median value of $190,000. Although down 16 sales, the average is actually up about $10,000, a modest increase that shows a continued confidence in the economy and the Brandon market place.
I suspect that with continued low interest rates, and indicators that the Canadian economy is beginning to recover, we will see strong sales through the balance of this year.
