When you are considering purchasing a home you will very likely have many questions on your mind.
- when is the best time to buy winter, summer, spring or fall.
- Is the market falling or rising
- how much house can you afford
- more important, how much house do you want to invest in.
- do you want a picture perfect house or something that you will be rolling up your sleeves and renovate.

- have you met with a banker or mortgage broker yet.
- what about a lawyer.

Making a decision to sell can be an emotional roller coaster. And many people never truly decide for sure until they see the numbers and all the options that are available.

Many people worry about how to make the transition smoothly, particularly when they have an existing property to sell. What do you do?
- make a "conditional to sale" offer on a home, (an offer to purchase subject to your existing home selling).
- make a clean sale first, with a longer possesssion date giving the opportunity to find the replacement home later.
- Or work 2 ways to the middle by actively searching and viewing homes for sale while we are marketing your existing home.
There are benefits and disadvantages to each of the foregoing. Your level of comfort and risk will help determine which way is the right way for you.

the best way to get a property sold is to have it:
- priced well
- presented appropriately
- properly exposed in the market place.

Presenting your home in its best light
When you put your home up for sale it is all about price, presentation and exposure.
I would be pleased to share my ideas with you, please give me a call at 204 724 4438.
I include the following for your consideration. Bear in mind that there are no guarantees to value in the marketplace, but there are some things that you can do improve the value and or the saleability of your property without spending a ton of money.
When presenting your home for sale keep in mind a couple of thoughts.
- Generally, buyers are looking for a house that feels like a home, it needs to be spotless, clean, tidy and organized. If you know you have excess furniture it might pay you dividends to put a few items in storage while your home if on the market. Emphasize the space in your living room and bedrooms. Make your living areas feel as big as you can, buyers are looking for space. Lighten the load by boxing excess items you may have on display. Declutter the closets, furnace room, organize the storage room. These are all areas buyers are looking for, bigger closets, a utility room they can get around in, storage areas for their stuff.
- It's best to remove a lot of the personal items you may have on display, some items are fine but if a buyer feels overwhelmed with your personal items they will find it difficult to imagine themselves in your place.
- Generally, buyers are looking for homes that have minimal work to be done and ready to move into. If there is something that you have been wanting to do, now may be a good time to get it completed. Even though on the surface it appears to be benefiting the buyer, in the long run you are benefiting with better value for your home.
The following are some ideas that you can do without spending a bunch of money.
- The exterior street appeal is so critical, the buyer is already forming his opinion as they walk up to the front of your home.
- in the growing season keep the grass watered, green and trimmed.
- a fresh coat of paint on the exterior trim will improve the street appeal
- it is really important to repair any rotting exposed wood surfaces such as wood soffits and facia boards or deck planks and railing and fencing.
- trim up any low tree branches, particularly if you have to duck under a branch to get to the front door. Thin out overgrown or dead shrubs.t
- remove the old stained and grungy glass shower/tub doors and put in a nice shower curtain set. very inexpensive and will give it a modern feel.
- tile grout is easy to refresh, you do not need to dig it all out.
- silicone caulking is easy to replace as well, just make sure it is neat and clean.
- chipped sinks and corroded tapes are a turnoff, money well worth spending to change them out.
- really important, make sure the bathroom fan works and replace it if it's noisy.
- make sure counter-tops are de-cluttered
- put small appliances away
- infrequently used appliances should be put in storage to free up cabinet space.
- clean the fridge and stove, inside and out, the buyer will likely ask you to leave them anyway.
- wash off the cabinets fronts particularly around the door knobs.
- clean windows, inside and out.
- in the winter if you have that shrink wrap on your windows, take it off, it screams poor leaky windows.
- if you have iced up windows, try reducing the humidity in the home by getting a dehumidifer.
- Venetian blinds and heavy draps are notorious for causing icing on windows in the winter. try keeping them pulled at least partially up, it increases air flow on the glass surface thereby reducing icing.
- repair or replace broken or non-operating window blinds and window cranks.
- shampoo all wall to wall carpets.
- if you have entrance mats or runners that are old or dirty, pick up some new ones.
- thoroughly wash/clean floors, not just where you can see, but under cabinets kicks, corners, behind pedestal sinks and toilets etc.
Wall and trim repairs
- if there are door knob dings on the walls, repair them, also put on the door stops.
- painting is a good idea, it's inexpensive, and will show that you have cared for the property. ( I know it can be a lot of work)
- at the very least wash the walls, in particular around the light switches.
- clean up finger marks and smudges on doors, light switches, etc..
- if you have white baseboards, they will likely need some paint touch-ups, particularly on the corners.
- if your basement stairs are painted, give them a fresh coat
closets and storage areas
- you are planning on moving so box up all the extra stuff
- de-clutter and un-stuff your house.
- a few pictures on the walls or cabinets make a house a home, too many pictures though will distract the buyer.
- closets that are full will tell the buyer that the closets are too small.
- too many personal items and nick knacks around distracts the buyer from feeling comfortable while in your home.
- clean all light fixtures and ensure the proper size bulbs are used
- ensure the doorbell operates.
- make sure the mailbox is in good shape
- you want your home to feel warm and comfortable but not crowded. If you have excess furniture just for your convenience, put it into storage. The buyer wants to feel spaciousness.
- have the furnace duct work cleaned and have the date sticker prominently placed, a prudent buyer will notice it and appreciate the care you have taken.
- change the air filter
- remove clutter from around the furnace and water heater
- wash and clean off furnace and water heater.
- organize your storage and shop area so it is neat, tidy and everything in its place.
These are just a few ideas for best presenting your home without spending a bundle. It takes a critical eye to see past all the items that you have been living with and don't even see anymore, but rest assured the buyer will see them.

Personal Background and Interests
Married in 1975, Diane and I have 2 kids, one is in Edmonton with an Engineering degree, the other is in the food transportation and distribution industry here in Brandon.
Diane and I both grew up in Regina, Diane attending Marion High and myself at Campbell Collegiate.
I also attended ACC in my youth as well as Red River Community College for a Photo Tech designation.
Our family has moved around a bit, although our first 2 homes were in Regina, we have also lived in Winnipeg, Prince Albert, and Calgary.
We have a small Cabin up at Clear Lake that has been in the family since the mid 1950's where we enjoy a bit of boating, fishing, canoeing or just relaxing with the neighbours.
I also am a member of one of the local Lions Clubs, A service organization dedicated to helping those less fortunate and working to improve our community.
