The condo is a hotel condo. As an owner you are allowed to use your unit for 12 weeks a year. When you are not using your condo it goes into a rental pool which produces a profit of 6% at 60% occupancy. Currently the Marival Resort is running at 85% occupancy to it is predicted that the New Residences will achieve similar goals. The rental pool is organized by Marival through Air Transit and similar all inclusive holiday companies.
This is not a timeshare or fractional ownership. It is your vacation property that you allow Marival to sent out and take care of for you. You are committed to 7 years in the rental pool. After 5 years you can opt out or stay in the pool. Either way your unit will be refurbished and you will have a brand new unit! By the way, when you are down there at your unit, if you decide to go all inclusive during part or all of your stay, there are extra perks like free golf at several courses and some water sports.
