In real estate transactions, CLIENTS are entitled to a higher level of service than CUSTOMERS. Becoming a client typically involves signing an Agency Representation Agreement with me. With this agreement, I then owe you Fiduciary Duties. I am expected to exercise discretion when acting on your behalf, including adhering to very speciﬁc responsibilities, obligations, & high standards of good faith & loyalty.
Your services will vary depending on your status.
WHAT'S A REALTOR®?
The term REALTOR® refers to a real estate professional (such as myself) in Canada who is a member of The Canadian Real Estate Association (CREA). I am held to a high standard of professional service & to a strict Code of Ethics. As well, I am a member of the Association of Saskatchewan REALTORS® (ASR). In Saskatchewan, only members of ASR (like myself) can call themselves REALTORS®. When you deal with me, you can expect not only a strict adherence to provincial laws, but also adherence to a Code of Ethics. That Code is very important to you because it assures that you will receive a high standard of professional service, honesty, & integrity.
One of the ethical obligations embodied in the Code requires that I disclose who I am representing in a real estate transaction. I shall fully disclose in writing to, & am advised to seek written acknowledgement from my CLIENTS & those CUSTOMERS who are not represented by other Registrants regarding the role & nature of the service that I will be providing. I must disclose this at the earliest possible opportunity & in any event prior to providing professional services which go beyond providing information as a result of incidental contact by a consumer.
