The Spring Market

Well, it's the last week of April 2009, and the market is growing - just like the spring flowers in the garden!  Yep, even in these trying economic times, the market IS improving!

Over the last few weeks, I've experienced more activitiy in the market.  Homes are starting to sell a little bit faster, and I've even shown buyers houses and when we've begun to prepare an offer, we've found out the house is already conditionally sold.  Disappointing for my buyers, but reality has set in. 

So if you own a house, is it time to sell?  Well, that depends on your situation.  If you're looking at buying a bigger house, then now is definitely the time to get moving!  But, if you're downsizing, then I'm still recommending that you wait another year or two until the market gets even better!  So, why do I have different advice depending on whether you're upsizing or downsizing? 

Simple - if you're upsizing, you might not sell for as much as you could have gotten 2 years ago, but then you should be able to get a bigger "discount" on the bigger home you're buying.  But, if you're downsizing then if you sell now, you probably won't sell for as much as you could have gotten 2 years ago.  That's why I suggest waiting a year or two until property values return to where they were.

Now, if you're a first-time buyer well then, move - no, RUN!!! - to the phone and call me.  Now is the best time I've ever seen to buy your first home.  Prices are stable and interest rates are at their lowest point in years!
