Appraisal Fee
If your loan is not insured, your lender may require a property appraisal at your expense. A basic appraisal for mortgage purposes would probably cost around $350.00
Home Inspection Fee
Inspectors are unregulated in many provinces, so fees range widely, from about $300.00 to $400.00 for a home priced under $300,000. Larger homes cost more to inspect. The average home inspection will take about 2 to 3 hours for the inspection plus the report presentation.
Prepaid taxes or utility bills
You will have to reimburse the vendor (Seller) on a prorated basis if some bills have been prepaid beyond the closing date.
Land Transfer Tax
It varies as a percentage of the property's purchase price. If you google land transfer tax you will find a calculator, all you need to do is insert the purchase price.
Service Charges
You will be charged a fee to hook up new services and utilities, such as gas, hydro, telephone , at your new home. You may also be required to pay a security fee up front for some utility companies.
Lawyer Fees
Every home requires a lawyer to review the Offer of Purchase and Sale, search the title, draw up mortgage documents and tend to the closing details. Lawyers fees will range widely depending on the complexity of the deal but will probably be at least $800.00
