Here Is What We Will Do To Sell Your Home If You List With Us

 A: We will give you an accurate Market Evaluation. This will assist in determining the price point at which your house should be advertised in order to capture the most attention from prospective buyers in the market.

 

B: We document the property tax assessment information and confirm zoning with the City.

 

C: We pay to conduct a Title Search to ensure ownership and review charges on Title.

 

D: We will hire a professional Home Stager to conduct a consultation for you and let them suggest any updates or improvements you could make to increase the value of your house, or minor changes/rearrangements of furniture to make it more appealing to Buyers.

 

E: We document key features and amenities of your house; allowing us to create written descriptions that show the true value of your house to potential Buyers. We will then review the types of Buyers most suitable for your house, and focus our marketing efforts towards them.

 

F: We pay to have your house’s overall square footage, and room dimensions accurately measured and documented.  

 

G: We will hire a Professional Photographer to take high resolution, Professional Photographs of your house. These photos will be the highlight of our vigorous advertising campaign.

 

H: We will have all of your advertising materials designed by a Professional Graphic   Designer.

 

I: We will pay to have high quality brochures and floor plans professionally created and on display at your house, allowing buyers a take-home souvenir, to remind them of how great your house really is!

 

J: We execute strategic advertising through our media, marketing your house to Century 21 real estate offices across Canada. Our listings look so good that we regularly find them on other REALTORS® Websites when they do not have enough of their own!

 

K: We will pay to have your house listed on Castanet.net, Kijiji, Craigslist, Kelowna Now, Facebook, Instagram, Point2Agent, (which syndicates the listing out to several other websites world wide), and of course, the MLS®, just to name a few!

 

L: We are easy to reach. This is something not all agents can say. Our personal cell numbers and email addresses are on all our marketing materials. This makes sure we are on top of things when it comes to working with the buyers who may be interested in purchasing your house. It also means that you can reach us at anytime should you have a question, or, simply need some information.

 

M: We will include your house in our virtual office tour, allowing our colleagues the opportunity to see pictures and details. This is a real asset as it allows us to answer  questions and to really sell your house to other REALTORS®, giving us access to their field of qualified buyers.

 

N: We will list your house on the REALTOR® MLS® Tour (if you see value in it). This will give other REALTORS® the opportunity to view your house first hand so they can better describe what your house has to offer to their clients, who are in the market for one like yours.

 

O: The respected and recognized Century 21 gold post, prominently placed on your property, will alert buyers that your house is for sale, and show them where to find further information. If you are selling a strata property which does not allow yard signs we will create an informative strata board sign to catch the attention of all people who pass by.

  

P: We have created our yard signs with visibility in mind. We have accomplished this by having the signs printed on reflective material and by using large fonts and graphics. We also use sign toppers and danglers as well, which alert the features of your house to anyone who passes by. We also put our personal cell phone numbers on the signs so buyers will have access to us directly, and not have to be routed through a switchboard.

 

Q: We will purchase your house’s address as a domain name ex: www.362TrumpeterCourt.com. This means that your house will have its own website. This website is dedicated strictly to the marketing of your property and will make it easy for prospective purchasers to find your house when they are either standing in front of it or searching from the comfort of their home.

 

R: We will create and upload a Walk Through’ video of your house and property, upload the video to YouTube and put links to the video on all our online sources, including Facebook, Instagram, our websites, your property’s website, the MLS®, etc. This video has proven to be an invaluable tool for allowing prospective buyers to virtually walk through your house. They can view the link as often as they like and can share it with friends and family members. This is huge plus for anyone out of town, allowing them to “experience” your house in first person, from anywhere in the world!

 

S: You can expect regular updates on your house’s marketing activity. This way you know we are still on the job and have not vanished. We also constantly monitor our Internet activity and have the capability to see EXACTLY where the Internet action is coming from. This knowledge allows us to adjust our marketing to capitalize on what is working and tweak the things which may not be performing as desired.

 

T: We actively follow up with other Agents who have shown your house, to receive Feedback and pass that feedback along to you as soon as we are able.

U: We will cover the cost of all online and printed materials and make certain that everyone possible knows whenever we have a major change to the listing (price adjustment, renovation, upgrade, etc.)

 

V: We also use the latest technology available, to make sure your listing looks top notch, and to stay on top of it all when it comes to working with the buyers, who may be interested in purchasing your house.

 

W: We will hold an open house (if you see value in them) which will allow prospective purchasers the opportunity to view your house in a stress free manner. We will be available at each open house both to answer questions and to emphasize all the positive aspects of it.

 

X: We pre-qualify Buyers and inquires prior to showing them your house, to make sure they are not wasting your time, or ours.

 

Y: We will send information regarding your listing to our whole sphere of influence, (prospective buyers, investors, past clients, etc.) letting them know why they may want to look into buying your property. According to the Okanagan Mainline Real Estate Board (OMREB) over 85% of house sales take place due directly to the contacts and relationships a REALTOR® has built over the length of their career. You will benefit by having multiple agents sharing your house’s information to their buyers!

 

Z: We will keep detailed records of who saw your house and when. This will allow us to contact anyone who has taken interest in your property when we have an offer coming. In many cases this contact can initiate a multiple offer situation. We know what multiple offers mean right? MORE MONEY FOR YOU!!!

 

CENTURY 21 ASSURANCE REALTY LTD BONUS: We will provide a complimentary moving truck to assist you in moving out of your old house and into your new home. The truck will also be offered to any buyer who purchases through our office. This may be one more incentive  for them to buy your house. Note: These trucks are for local moves between Peachland and Lake Country.
