Thanks for stopping by.

Real estate is a serious business, but who says it has to be impersonal?  Dealing with people, their families, their homes and all the details affecting their day-to-day lives is indeed very personal.

My aim is that everyone who meets me and works with me feels right at home, knowing that their interests are well-protected by a trusted professional, and this has been the experience of my clients.

Whether you are looking to buy or sell, I want to earn your business.  Read on to learn more about me, my experience, and the services I offer.  If you think we are a good fit, give me a call or look for me on one of the Social Networks featured here.

Or better yet, let's meet face to face.  I'd love to chat over a cup of coffee or tea.  My treat.  Looking forward to meeting you!

Julie's BEST of the Best in Waterloo Region

It's like Oprah's Favorite Things, only better because it's local. This resource is my service to the shoppers and the shop owners because (1) I believe in spreading a good word when I have a good experience because that helps everyone and (2) I believe in supporting our local economy.  I'm not promising a perfect experience, just saying that these folks have never let me or my clients down.  I have a great network that continues to expand, so if I am missing a certain type of business, they're probably already on my list of things to add.  But, feel free to drop me a line if you think I'm missing something and I'll get right on it.

To learn more about what the Region of Waterloo has to offer, VIEW THIS IMPRESSIVE VIDEO

The Real Estate Book:  I have made the commitment to be a part of a fantastic monthly publication.  I love the print quality and the online presence, and Heather Melrose takes excellent care of ensuring my ads are laid out to my exact specifications.  My sellers also love knowing that their property will be seen by thousands of people in the region with the books available at all major locations and also all over the web.  Here is the latest of the Century 21 Home Realty ads (mine is on page 9).

OWN Waterloo Region Magazine: From new building sites and communities, interior design and decor ideas, kitchen and bathroom makeovers, to roofing and landscaping, to energy-saving renovations, this publication covers everything homeowners need to make their house a home of their OWN.  I am a contributing writer to this quarterly publication covering the fundamental and increasingly popular subject matter of Home Staging.  Click below to launch the online version.  If there is anything you would like to see addressed in a future issue, feel free to share your ideas.  Enjoy!

MY BUSINESS APPROACH

Selecting the Right Realtor®  It's a serious decision, and it's important that you find one with the right personality and approach for you.

I was involved with a video produced by the Kitchener-Waterloo Association of Realors, and it says it all about how I feel about this business:  Proud to be a Realtor®

I've moved many times in my life, and have worked with many different Realtors®.  For me, the good ones were fantastic and, to be completely straight with you (because that's just the way I am!), I had one in particular that was downright horrible.

I have taken away with me good and bad examples of what should and should not be done in this business, and have committed myself to being the type of agent that does all the right things for my clients and creates positive experiences for every one of them along the way.

Whether you are a Buyer, a Seller or an Investor, here is what I bring to the table:

Benefits for Buyers

Benefits for Sellers

Beyond Real Estate  The same Julie who helps clients find a house offers other support and assistance, such as:

  • Relocation services
  • Job placement services
  • Referral to other professionals
  • Home staging & interior decor services

Added BONUS:  As as Interior Decorator, I offer SELLERS a complimentary home staging session and BUYERS a decor consultation (some conditions apply).  Interior decor business operated under Lasting Impressions & Company Inc.

Need anything else?  Just ask!

Why Century 21?  As a young girl, I remember peering out the window of our family station wagon as we drove by our local Century 21 office.  There was something about the name or logo that intrigued me and caught my eye.  But, it went beyond that.  This was not just a household name, but a company with a unique level of class, integrity and sophistication.

Real estate brokers Art Bartlett and Marsh Fisher formed this company in Orange County California on July 28, 1971.  And today, with more than 121,000 sales professionals in approximately 8,000 offices worldwide, the CENTURY 21 System is the world’s largest residential real estate sales organization, providing comprehensive training, management, administrative and marketing support for its members.

Over the years, Century 21 has kept up with the latest technology without compromising the quality associated with their brand.  I am proud to be associated with this widespread world class organization, and glad to be a part of the Century 21 Home Realty brokerage with offices in Waterloo, Cambridge and Guelph.  I make it a point to attend Century 21 events and connect with other Realtors across the country and the world so that we can easily refer clients to one another.  It is an excellent network of professionals.

I was proud to receive an award for my 2011 sales results at the Century 21 Canada Kickoff in Toronto.  Thank you to all of my clients for trusting me with your real estate needs!

The Pitfalls of Private Sales  Even though REALTORS® know Real Estate, there are still some who try to do it on their own.  If you are a "Do It Yourselfer", you may want to stick to weekend projects and draw the line at real estate.  Whether buying or selling, even the most educated consumer can make some costly mistakes if they don't have a pro on their side.

Becoming a REALTOR® demands successfully completing a stringent educational program with a focus on both Residential and Commercial Real Estate, Real Property Law, and a variety of other topics related to Real Estate.  Maintaining a license requires continued learning.  Being successful in this business requires an up-to-the-minute knowledge of the market, the ability to look for the red flags that a novice may not even notice and the skill to put a transaction together from start to finish.

Oftentimes, For Sale By Owner properties are not priced appropriately, there is too much emotion involved when dealing directly with the seller and there is little accountability.  A private seller may be able to get away with being evasive, but a REALTOR® has certain items that he or she must disclose.  If you want to save a few bucks by learning how to install the back splash in your kitchen, by all means, go to Home Depot for a weekend class.  But, when it comes to one of the biggest investments of your life, you need a professional.  The founder of ForSalebyOwner.com realized that he did, too:

COMMUNITY INVOLVEMENT

NetWorkers

Last year, I fulfilled a professional and personal goal when I launched a group called NetWorkers, a circle of like-minded entrepreneurs, business owners and self-employed people who share the same faith and passion for their specific role in the marketplace.  We meet once a month in various places of business to discuss ideas and support one another's endeavors.

SYMPHONYOne of my most enjoyable roles is being a "Street Team Pro” member of the Kitchener-Waterloo Symphony, which involves attending special events and posting reviews on my Blog.  We are extremely blessed to have this amazing group of musicians in our area.  Whether you enjoy Classical, Pops or both, there is something for you.  To book a show or to subscribe for seasons tickets, visit: Music For You

Member of GO Missions In Action, a group serving local and overseas needs.  We work with organizations such as Ray of Hope to provide coats, hats, mitts, gloves and socks to keep the homeless in K-W warm in the winter and personal hygiene items throughout the year.  Always looking for donations!  Globally, we support several international teams.  Recently, my husband and I traveled to build a classroom for orphans in Kampala, Uganda, Africa, an unforgettable experience.

CALLING ALL BRIDES!

Here I am in action at the "Bridal Showcase" put on by the Welcome Wagon in Kitchener last fall.  I am right in my element when I have the opportunity to meet new people and put my marketing abilities to good use.  Print advertising will never replace a face to face meeting!

TESTIMONIALS

Andrew and Sharon (Buyers in Kitchener)  Relocating from California with a family was a challenge of its own. We needed a knowledgeable and trustworthy professional who would empower us to make decisions from across the continent. Julie was just the Realtor we needed - and more. She stepped into our shoes and found us a beautiful home in a sought-after family neighbourhood. Julie stayed on top of everything throughout the buying process. She kept us informed and in control, and even went the extra mile with details about community and health care. Thank you, Julie!

Roy Singh (Owner/Broker of Record of Century 21 Home Realty Inc.)  "Julie Martin is the type of agent that comes along once in a while.  She is passionate about helping her clients and will go that extra mile.  It is a pleasure working with her; she's an inspiration to all our agents."  Thank you, Roy.  It's a priviledge to be a part of K-W's one and only All Things Real Estate brokerage.

Andrew and Emily (Sellers in Elmira)  "We had several offers on our house within two weeks of listing it.  Julie worked around the clock to make sure that our needs were met and our questions were answered.  Her professionalism, caring attitude and integrity were clear from the start.  She has a great deal of pride in her profession and her work demonstrates this.  We are now able to focus on moving into our new home with only the highest of recommendations for those looking to buy or sell a property."

Dean and Janice Moyer (Sellers in Waterloo)  "We could not have asked for better treatment. Julie gave us great advice about pricing and staging our condo. We had it listed within days of speaking with her and sold even quicker than we'd hoped. She was professional, attentive, and did a fantastic job!"

Kelly Kittmer and Sherri Jones (Buyers in Waterloo)  "We had an amazing experience buying our first house! Julie made it fun and enjoyable while working hard to get the job done."

Corey and Amanda Fleming (Sellers in Kitchener)  "Thank you Julie for your tireless efforts, the long days and late evenings and the busy weekends you put in to make our dreams come true!  We could have never done this on our own!"

Regina Schafer (Buyer in Waterloo)  “Julie Martin is a highly dedicated and articulate real estate agent with an interior decorating background who assisted me in sourcing a home to move into.  Not only had she completed her real estate research, she was also able to provide me with creative decorating tips!  I value Julie's expertise and knowledge.  I would highly recommend her to anyone who is contemplating either selling or buying property in this area!"

Rick & Kathleen (Home Staging Clients in Goderich)  "Before we moved to Kitchener, we were in an area where there wasn't much turnover, and it usually took quite a while to sell a house. Julie made the drive over to come and help us de-personalize, redecorate and stage our house to sell.  Our place never looked better, and Julie's home staging helped to sell it much faster than we expected!"

Tim Bloomfield (Trusted Mortgage Advisor at RBC Bank)  "When referring my clients to a Realtor, I need to know that they are in good hands. I need a Realtor I can trust who knows the current market.  That's why I feel comfortable about Julie working with my clients.  She provides excellent advice and knowledge for the real estate market that I know my clients appreciate."

Paul Saunders (Recruited Julie into Real Estate) “Julie came to us with an extensive background in sales and marketing and her online presence and personal marketing materials reflect her creative and self motivated characteristics.  Her understanding of the sales process and her determination to provide excellent customer service will be the backbone of her future success in this industry.  Her ability to turn an unpredictable situation into a future sales possibility shows that she is constantly on the job.  Dial a wrong number and get Julie on the phone and expect to know before the end of the conversation that she is a Real Estate professional and available to assist you through the intricacies of buying and selling real property.  The future is very bright for Julie; we are pleased to be a small part of her success.”  Thanks, Paul, for having the foresight to know how much I would love this business.  You are a true professional, and I owe so much to you!
