Advice for Buyers (List Price Vs. Selling Price)

Buyers, try not to get too excited about the list price because many Sellers are being advised to list their home low enough to generate loads of action, and just because you like the list price doesn't mean you can afford the sale price (or choose to pay that much).  The Seller's main goal in this market is to generate multiple offers.  And if you want to buy a home in this market, you might as well realize that you are likely going to have to compete.  If you are waiting for things to slow down, that is probably not going to happen anytime soon.  But, that doesn't mean that you should overpay or make an unwise decision in this very challenging market.
