I haven't written for a while and just wanted to share a few thoughts about selling or listing at Christmas time. The best story was a few years ago when we were selling our own home - my kids were little and I really didn't want the hassle of keeping the house extra clean during the holidays so someone could pop in and look at it. So, we pulled it off the market with the intention of relisting after the New Year. 2 of the houses we were competing with in our neighborhood and price range SOLD! How annoyed was I?
Now, if you were my client and you said that to me - what would I say? Well, first of all, you would hear a rendition of the above story and secondly I would say this to you - "Let me share why this is a good time (if not a GREAT time) to have your house on the market. Being on the market now means having less competition plus there will be people who want to buy a house before the end of year - perhaps for tax or convenience purposes. If your house is off the market you will miss this window of opportunity." If the client doesn't want a showing on a certain day, we will not allow it - no big deal!
