A tough place to be

The spring real estate market is well underway in Saskatoon and houses are selling in all areas and price ranges. One of the toughest ranges to be in right now seems to be between $500,00 and $550,000.

For example, currently there are 95 houses for sale in Saskatoon between that range and 47 were listed in the last 30 days. Only 21 houses have sold between that range in the last 30 days. That's not even half of what's newly listed that's being sold.

With a tough competition out there and an even smaller market of buyers that can afford purchasing in the range, the competition is tight. Patience is key if you have a house priced in this range and it'll just take the right buyer to come in and take notice.  The average days on market for a house to sell in this range is 50 days, compared to 42 days with a house between $400,000-450,000.

I have 3 listings right now between the $500,000-$550,000 range and hoping for them their '50 days' comes sooner than later. If you are a buyer looking for a house between this range, have a look at the following quality homes for sale in Saskatoon:

215 Whalley Cres in Stonebridge

789 Rempel Cove in Stonebridge

810 Wilkins Court in Willowgrove
