While the Saskatoon real estate market continues to be a busy one the number of sales in the surrounding communities of Martensville, Warman, Langham, etc was down 5% from November 2010. In 2010 there were 75 homes that sold in the communities surrounding Saskatoon. The other notable decrease is how many properties were put on the market though as in 2010 there were 154 houses for sale in Saskatoon's surrounding communities and this year there were 132 properties put on the market.
The average selling price in the communities around Saskatoon has increased in November of 2011 from just under $259,000 in 2010 to almost $278,000 this year. With the lower number of sales though it is very easy for this number to change if there were a lot of newer homes for sale in Warman/Martensville that sold for a higher dollar amount. On average it took homes for sale in Saskatoon's surrounding communities 60 days to sell compared to Saskatoon's 47 days.
We have seen a year to date increase in how many houses have sold in the surrounding communities from 854 in 2010 to 990 in 2011 which is a 16% increase. According to our Saskatoon Region Assocation of REALTORS (R) fact sheet the year to date average selling price is up 9% from 2010 to over $280,000.
There seem to be many private sellers in communities outside of the city but having recently done a market evaluation on several homes out there for potential buyers I am finding the private homes for sale in Warman and Martensville to be anywhere from $25,000-$50,000 overpriced compared to houses for sale in Saskatoon's surrounding communities that are listed with a professional.
