Saskatoon Real Estate Market Update

Typically December is a slower month for Saskatoon real estate but this year our market has been busy. I think it has a lot to do with the weather as we have had much warmer than usualy temperatures as well as much less snow so it makes looking at houses for sale in Saskatoon a much nicer and easier process than in previous years when we are battling several feet of snow and minus 30 or so temperatures.

Last week we had only 58 new listings which was down from 133 the week before and 115 the week prior to that. We also only had 51 sales last week which was also down from 91 the week before and 87 the week prior to that. Our total number of active lisitngs in the city is 1059 which is down from 1084 the week before and 1119 the week prior to that. The number of single family dwellings (houses for sale in Saskatoon) dipped under 600 for the first time in a very long time. The number of active listings in the areas outside of Saskatoon still remains at 936 which is up 2 from the week before but down from two weeks previous at 991.

Mortgage rates are staying steady and have been the same since December 1st. An open variable rate is 2.8% with the 5 year closed still being low at 3.29%.
