First Time Home Buyers

Purchasing your first home is a huge milestone and can sometimes be a little scary. Make sure you have the help of a professional and knowledgeable real estate agent. Below is a general explanation of the steps taken to get you into your new home!

1) Mortgage Pre-Approval

  • Mortgage pre-approval is a must, so that you can you can be sure you are shopping for a home that you are qualified for. Keep in mind that just because you are qualified for a $400,000 mortgage, doesn't always mean you can truly afford it. It is always a good idea to sit down with a financial planner so that you can take a better look at your financial picture as a whole, and what it will look like in years to come.

2)House Shopping

  • This is the fun part. You and I will sit down and discuss the type of home in which you desire. Neighbourhoods, number of beds, baths, square footage, nearby amenities and much more will be discussed. I will then narrow down a few suitable homes for us to go and view.

3) Offer/Acceptance

  • We found the house for you and now it is time to make the offer! We will then sit down and discuss a competitive offer on the home of your choice. We insert the neccessary conditions on the offer such as financing and a property inspection. Once the offer is accepted, and all conditions are waived, it is a firm deal!

4) Closing Day

  • Congratulations! Closing day is when you take possession of your new home and title is transferred. You can now move in and enjoy your new place!

Of course there is so much more information to learn and steps taken involved in the home buying process, but this gives all you first time buyers a general idea of what to expect.
