Ready, Set, Go!

Spring is here!  To me that means, "I'm about to get very busy"  Well, I'm ready, are you?

Tips for selling your home:

** Paint. The best bang for your buck.  It makes everything look clean and fresh.  Make sure you choose colours that are warm, neutral and inviting.

**Good Lighting.  Make sure all light fixtures are clean and all bulbs work.  Open the blinds and curtains; nothing beats natural light.  Clean the windows so the maximum amount of daylight can filter through.

** "the 3 D's"    DEEP CLEAN, DE-CLUTTER and DE-PERSONALIZE.  Pretty self explanatory.  I've never had a client say "This house is too clean, we couldn't possibly live here"

** Outside Living Areas.  Because our climent only allows us a few short months to enjoy outside living, we all crave it.  Make your outside inviting.  Paint your fence, tend to your gardens, add colour in the form of flowers or pots.  Purchase some nice outdoor furniture (you deserve it, and it will be moving with you anyway)

** Kitchens sell, give yours an update.  It doesn't have to be a major reno, but you may get the cost of a new backslash or countertop back.

** Repalce or refinish damaged floors.  If your carpet is stained or threadbare, replace it.  If your hardwood floors are scratched , refinish them.  It may be as easy as getting rid of old mats at the front door or getting an new area rug for the living room.  Take a good hard look at your floors, do they measure up?

**Make sure your house smells nice.  Don't overdue it with really strong fragrants.  Boil a cinamon stick in some water for example.  Make sure home does not smell of pets or smoke; these are deal breakers even for pet owners and smokers.
