Okay, the April stats for the Swift Current, SK market are in – the news a lot of people wait for.
April itself was busier than last year in new listings, up over 38% with 72 homes hitting the market. Year-to-date, though we are down very slightly to 192 from last year’s 203.
Sales were down only 1 from last year, sitting at 19, but since the start of the year we are up more than 23%, with 79 compared with 64 in 2010.
Our median sales price dropped 9.5% April over April, now sitting at $190,000 while a year ago it was at a hefty $210,000. Overall this year, however, $190,000 is within dollars of last year’s median at this time.
One thing you may also find interesting is that on average, sellers are receiving sales prices between 92 and 93 percent of their original list price. In a way, that is encouraging for sellers, that they aren’t getting “killed” at the offering table. There were 140 listings on the market in April, which is down considerably from the 209 there were a year ago at that time.
Overall, the market seems to be remaining fairly balanced. There is a good selection for buyers to choose from, and from the seller’s perspective, they aren’t competing with as many other homes as they were a year ago. It makes for nice, steady prices for both parties.
